This site is <br /> located at 221, 226, 229, 251, and 270 Oak Street, City of Manteca, (San Joaquin County), California <br /> (subject property or site). The site is currently occupied by Mr. Valentine's various businesses which <br /> include an automobile repair shop, construction company, machine shop, warehousing business, office <br /> building, and a meeting/event hall. The subject property is located on four parcels including parcel <br /> numbers: 219-390-18,219-390-22, 219-390-23, and 219-390-24. Three contiguous parcels are located on <br /> the northeast side of Oak Street with one adjacent parcel on the southwest side of Oak Street between <br /> Main Street and Willow Avenue in the central part of Manteca(Figure 1). Mr. Timothy Valentine is the <br /> current owner of the site, which consists of three frame constructed and metal sided warehouses, a brick <br /> masonry warehouse, frame-constructed office building, and material storage yards surrounded by <br /> perimeter fencing. Environmental issues identified on the subject property included the historical uses of <br /> the site for a cannery and seed treatment operations that included storing copious volumes of insecticides, <br /> pesticides, and fungicides; the presence of 55-gallon drums of potentially hazardous substances and/or <br /> petroleum products posing a material threat of a spill or release with some noted staining in areas of <br /> storage or use; the presence of a possible trench drain and sump that may have been operational during <br /> the period of time in which the subject property was used for seed treatment operations, which would <br /> provide a potential `point-source' for contaminant migration to the subsurface; and the presence of a <br /> parts-washer with some staining of concrete surfaces in nearby areas. <br /> EarthTouch, Inc. 3135 North Fairfield Road, Suite D, Layton, Utah 84041 Tel 801-771-28001 Fax: 801-771-2838 <br />
