Proposed Cineplex Site <br /> Soil & Groundwater Sampling Repor, <br /> Page: 9 <br /> Low concentrations of diesel are present in the soil and groundwater in boring B-9. <br /> These levels are relatively insignificant and may be attributed to the nearby storm drains <br /> or the Auto Storage facility historically located nearby. MTBE was also present in the <br /> water sample. However, MTBE was not in use during the period that petroleum products <br /> were used at this site. MTBE may be migrating from other nearby former gas stations <br /> through the 72-inch drain line. Soils were wet in this boring at the burial depth of the <br /> drain line. <br /> While significant contamination was not disclosed during this assessment we suspect that <br /> underground storage tanks will be uncovered during excavation and grading of the <br /> property. Preparations should be made for the removal of any underground tanks and the <br /> associated soils, if contaminated. <br /> The above represents our best professional opinion as to environmental conditions at this <br /> site. These opinions were derived using data at hand, and standards of care common to <br /> the environmental consulting community in Northern California. There is the possibility <br /> that even with proper application of the above methodologies, there may exist on the <br /> subject property conditions that could not be identified within the scope of this <br /> assessment or which were not reasonably identifiable from the available information. <br /> The methodologies included in this report are not intended to produce all inclusive or <br /> comprehensive results, but rather to provide the client with information regarding <br /> apparent suspicions of existing and potential adverse environmental conditions relating to <br /> the subject property.
