Proposed Cineplex Site
Soil & Groundwater Sampling Repor,
Page: 9
Low concentrations of diesel are present in the soil and groundwater in boring B-9.
These levels are relatively insignificant and may be attributed to the nearby storm drains
or the Auto Storage facility historically located nearby. MTBE was also present in the
water sample. However, MTBE was not in use during the period that petroleum products
were used at this site. MTBE may be migrating from other nearby former gas stations
through the 72-inch drain line. Soils were wet in this boring at the burial depth of the
drain line.
While significant contamination was not disclosed during this assessment we suspect that
underground storage tanks will be uncovered during excavation and grading of the
property. Preparations should be made for the removal of any underground tanks and the
associated soils, if contaminated.
The above represents our best professional opinion as to environmental conditions at this
site. These opinions were derived using data at hand, and standards of care common to
the environmental consulting community in Northern California. There is the possibility
that even with proper application of the above methodologies, there may exist on the
subject property conditions that could not be identified within the scope of this
assessment or which were not reasonably identifiable from the available information.
The methodologies included in this report are not intended to produce all inclusive or
comprehensive results, but rather to provide the client with information regarding
apparent suspicions of existing and potential adverse environmental conditions relating to
the subject property. Additional work at this site may generate data that could lead to a
change of opinion regarding conditions or appropriate remediation procedures or both.
Prepared by: r ROBERT FOUMI y
EXp •
9T o GEo Q.
Robert Fourt, CHG Ff C
California Certified Hydrogeologist # 180
 fy1fZONMfyf
4Michael I Kl er anz, REA, RE `ref K
r_
California Registered Environmental Assessor#02157 ,
California Registered Environmental Health Specialist #4783 No.o2157
Expires:
OP
CA1
