This project was approved by <br /> the Board of Zoning Adjustment on September 9, 1982 (see attache <br /> Exhibit A) . The permit was for a 10-person group home and was t14 <br /> be valid for a period of five years. At the end of that period, <br /> Planning staff was to review the operation. The application was <br /> due to be reviewed on September 9, 1987 ; however, this is the <br /> first time that this project has been reviewed. In fact , this <br /> status report requirement was brought to staff 's attention <br /> recently when the property owner received a building permit to <br /> rebuild a single-family residence on-site. <br /> On December 14, 1987, the group home caught on fire and was <br /> destroyed. On February 22 , 1988, the property owner received a <br /> building permit to rebuild the residence. This building permit <br /> only permits the owner to rebuild a single-family residence, <br /> which may be used as a group home for up to six people only. <br /> Should the property owner wish to reinstate the group home for <br /> ten people, additional land use permits will be required. <br /> The subject property is zoned GA-40 (General Agriculture, 40-acres <br /> minimum) . Social care facilities for six or fewer persons are a <br /> permitted use in the GA zone. Social care facilities for more <br /> than six persons require a Site Approval in this zone. Since thIt <br /> Use Permit application expired in September 1987 , a Site Approval <br /> application is necessary if the applicant intends to use the <br /> facility for more than six persons. <br /> Dennis Dunn from the State of California Community Care License g <br /> has noted that the applicant will need to secure a new license <br /> from his department prior to resuming operations. <br />
