If approved, the applicant would apply for a Lot Line Adjustment application between two (2) lots so that an <br /> existing pond would be part of an existing Homesite parcel instead of the Remainder parcel. Access for both parcels will <br /> remain from North New Hope Road. The parcel is not under a Williamson Act contract. <br /> The Property is zoned AG-40 (General Agriculture, 40-acre minimum) and the General Plan designation is A/G (General <br /> Agriculture) and OS/RC (Resource Conservation). <br /> PROJECT LOCATION: The project site is located on the west side of New Hope Road, 1,153 feet north of Nowell Road, <br /> Thornton. (APN/Address: 001-210-33/27445 North New Hope Road, Thornton) (Supervisorial District: 4) <br /> ENVIRONMENTAL DETERMINATION: This project as described is exempt from the California Environmental Quality Act <br /> (CEQA)pursuant to Section 15031, Class 1, and a Notice of Exemption will be filed if the project is approved. <br /> APPLICATION REVIEW: Recommendations and/or comments on this project must be submitted to the Community <br /> Development Department no later than May 7, 2020. Recommendations and/or comments received after that date may <br /> not be considered in staffs analysis and/or recommendation to the San Joaquin County Planning Commission for this <br /> application. <br /> NOTE TO SURROUNDING PROPERTY OWNERS: This project will be scheduled for a San Joaquin County Planning <br /> Commission hearing.
