KEI-P88-1013 .R4
October 27 , 1994
Page 5
The conditions of the wells obscured by the building and
parking lot were unknown to KEI. Well MW3 could not be
located despite considerable hand and backhoe excavation in
the vicinity. In addition, as previously stated, wells MW1
and MW7 were properly destroyed during the soil excavation
project that was performed at the site.
2 . Based upon KEI ' s site inspection, KEI recommended that all of
the on-site wells (MW2 , MW8 , and RW1) be properly destroyed.
It was KEI ' s opinion that the damage sustained by these wells
during construction of the new office building was severe
enough that any future analytical results of ground water
samples collected from these wells may not be representative
of the actual conditions at the site. Well MW6 appeared to be
intact and would remain as is; however, this well was dry.
KEI recommended that four new monitoring wells be installed at
the site in order to begin to determine the ground water flow
direction and the degree of ground water contamination at the
site.
3 . A review of all past and ongoing environmental investigations
performed in the vicinity of the subject site was conducted.
The review of SJCPHS files revealed that subsurface investiga-
tions at four sites in the area have been conducted. These
sites are as follows: 1. ) a Chevron service station, located
at the corner of Pershing Avenue and Robinhood Drive, 2 . ) a
Shell service station, located at the corner of Pacific Avenue
and Porter Avenue, 3 . ) a former Regal (now Exxon) service
station, located at the corner of Pacific Avenue and Douglas
Road, and 4 . ) a Chevron service station, located at the corner
of Pacific Avenue and Benjamin Holt Drive. Based upon the
contamination levels reported at these stations, and their
locations with respect to the former Unocal site, KEI con-
cluded that contamination from these sites had not impacted
the subject site. It was noted that the Montgomery Ward ' s
Auto Center, located across Robinhood Drive from the former
Unocal site, appeared to have, at one time, contained under-
ground storage tanks . An inspection of this site revealed
areas of concrete and asphalt disturbances that appeared to be
the locations of former pump islands and underground storage
tanks. However, no record of any subsurface investigation
work performed on this site was found in the SJCPHS files.
The locations of all of the sites discussed in this paragraph
are shown on the attached Adjacent Sites Location Map, Figure
6 .
On April 8 , May 20 and 21, 1992 , four additional two-inch diameter
monitoring wells (designated as MW10 through MW13 on the attached
i
