J <br /> CONDITIONS OF APPROVAL <br /> James Van Till <br /> SA-92-0067 <br /> Unless otherwise specified, all the Conditions of Approval shall be <br /> fulfilled prior to the issuance of any building permits and prior <br /> to the initiation of the use. <br /> This approval will expire 18 months from the effective date of the <br /> approval unless (1) all Conditions of Approval have been complied ' <br /> with, (2) all necessary building permits have ben secured and <br /> remain in force, and (3) all necessary permits from other agencies ) <br /> have been secured and remain in force. <br /> Those conditions followed by a Section <br /> Number o other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. Submit an Impro P <br /> Improvement plan prepared by a registered Civi� <br /> Engineer, showing drainage, driveway access details, ono <br /> site parking, existing and proposed utility services, and <br /> grading. Storm drainage run-off shall be retained on7 <br /> site. The drainage pattern and corresponding storm dram <br /> improvements shall be shown on the Improvement Plan. <br /> Pond capacity calculations shall be submitted for <br /> approval on enclosed form entitled "Drainage Requirements <br /> I Dairy Farms. " A plan check fee will be required. <br /> (Development Title Section 9-884) <br /> 2. DEPARTMENT OF PUBLIC WORKS <br /> a. The driveway approaches shall be improved in accordan 'e <br /> with the requirements of the San Joaquin County Standar s <br /> R-17 prior to issuance of the building permit. <br /> (Development Title Section 9-1145. 5) <br /> b. Encroachment permit shall be required for work withn <br /> road right-of-way. (Development title Section 9-1145. ) <br />
