§ 1.1 The Assessor's Parcel Number(APN)Map and the District Viewer Map found in <br /> Appendix A illustrates the current orientation of the two Parcels; noted as Parcel 1 and the <br /> Designated Remainder. The SJC District Viewer Map indicates the proposed Parcel area <br /> is currently 70.4+ 5.50= 75.9 acres net. The Tentative Map illustrates the on-site <br /> structures, wells, and septic systems. The APN map illustrates the subject Parcels. A new <br /> well was drilled after the creation of the Tentative Map and is noted. <br /> Present land use of the property can be observed by the aerial Google Map and consists of <br /> the main residential structure, a pool house, a secondary residence and a modular home <br /> residence. The Designated Remainder parcel is row crop agricultural production land. <br /> This production land was walked for any contamination or signs of buried materials. No <br /> objects or areas of concern were observed. <br /> § 1.2 The Tentative Map was originally prepared by JES Engineering of Livermore, CA. The <br /> owner of this firm has subsequently retired. Mr. Dan Schack, PE of Schack&Co. is now <br /> the engineer-of-record for this project. <br /> As referenced, an SSCR was required by EHD describing the environmental conditions <br /> and development of the entire 75.9 acre Parcel, subdivided through a Minor Subdivision. <br /> § 1.3 The District Viewer Map denoting the location of the property is found in Appendix A. <br /> § 1.4 The Photographic Plates found in Appendix E illustrate the actual property, and <br /> surrounding properties. <br /> §2.0 PAST, PRESENT AND PROPOSED FUTURE USES OF THE SITE <br /> § 2.1 Past utilization of the property has been for agricultural dryland and furrow irrigated <br /> farming. EHD permits for the property addresses are found in Appendix C and primarily <br /> illustrate the installation of a new domestic well and septic systems. <br /> §3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br /> CONTAMINATION <br /> §3.1 Discussion of the methods used to research and investigate the potential or known above- <br /> ground and/or below ground sources of contamination at the site include the following: <br /> The first informational gathering source was direct observation and photographs of the <br /> entire property, with observations referenced in this report. <br /> There is significant upgradient and surrounding cropland around the subject property. <br /> Therefore, nitrogen fertilization of cropland is likely to have contributed nitrate to the <br /> upper underlying aquifer(s)but not the deeper aquifers due to the clay strata. <br /> Page -3- <br /> Chesney Consulting <br />
