INTRODUCTION <br /> 1.0 INTRODUCTION AND PROPOSED DEVELOPMENT <br /> 1.1 Description of Site: The project consists of two parcels totaling 78.76+i_acres. The project is <br /> in a rural community. The address is 26850 N.Lower Sacramento Road,Acampo, CA 95220 and <br /> 2600 E. Liberty Road, Galt, CA 95632. The site is zoned Rural Residential (R-R). The project <br /> parcel number are 005-030-007 and 005-020-002. <br /> Description of proposed development: The purpose of this project is to subdivide the existing <br /> parcel into 54 lots with a two-acre minimum and a Designated Remainder parcel of approximately <br /> five acres. <br /> 1.2 Parcel vicinity location map: (See Appendix). <br /> 1.3 Site map: (See Appendix). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE <br /> 2.1 Discussion of Past,Present uses at the site to assess potential problems: The present owner, <br /> Stonecliff Development Inc., has owned subject property for less than six years. The past and <br /> present uses of the property has been a bare lot with alluvians from a branch of Dry Creek. <br /> 3.0 CHEMICAL AND PHYSCAL PROPERTIES OF SOIL <br /> 3.1 Description of existing chemical and physical properties of soil: For a description of the <br /> chemical and physical properties of the soils underlying the site, refer to Section 5 of the Soil <br /> Suitability report prepared by Dillon& Murphy attached in the Appendix. <br /> 3.2 Description of the mass transport properties of the soils underlying the site with respect <br /> to the nitrate and/or any other constituent of concern identified for the project site: The <br /> results from the percolation tests prepared by Dillon & Murphy have determined that the site is <br /> permeable to a maximum depth of exploration of 42 inches. The soil type allows for infiltration <br /> of water through the top soils. The infiltration rate will limit the natural treatment of the sites soils <br /> as they drain rapidly from the surface layers. <br /> The soil survey by US Department of Agriculture (USDA) indicates that there are four types of <br /> soil within the project site. The first is Jahant Loam, which is composed of loam for the first 31 <br /> inches leading into clay and more cemented materials. The second soil type is San Joaquin Loam, <br /> with loams for the first 16 inches then progressing into clay and more indurated material. The third <br /> soil type is the San Joaquin Complex, with similar soil profiles of the previously mentioned San <br /> Joaquin County Loam. Lastly the San Joaquin-Urban Land Complex which also has a similar soil <br /> profile of Jahant Loam. The site's soils become sandy and silty as the depth increases as can be <br /> seen in the attached boring plats attached in the appendix. <br /> 1 <br />
