Weber Ave. Third Floor
Stockton, CA 95202
Fax: 464-0138
Subject: LVictor Meats Property -Report of Findings from Soil and Water Samples of MW#1`
(aka UST-1)
Site: 18846 N. State Highway 99 E. Frontage Rd. aka Victor Meats Property
Dear Mr. Knoll:
Please find the site history and the report of findings from the last sampling event of December 29,
2003.
RECENT HISTORY OF THE SITE `
This site was used for a number of years as a meat processing facility for Victor Meats:The property...
and all of the attached improvements were purchased by Woodbridge Partners Inc.at aicourt ordered.
sale in 1999. One waste oil tank and two underground diesel fuel storage tanks.of 12000 gallons
and 8000 gallons each were included as attached improvements to this forced sale.
On August 17,20 00,Ford Construction Co.removed the three afore mentioned underground storage r
tanks under a San Joaquin County UST closure permit issued on August 8, 2000. Under the
supervision of the consultant, Kleinfelder, Inc., twelve soil samples were extracted from the area` s','
under the tanks and the soil Spoil stockpile. Soil samples were transported under Chain of Custody,"
to Alpha Analytical Inc. for analysis. Groundwater was not encountered during the removal of these,
tanks.
Results of Tank Removal Soil Samples
Analysis by EPA Method 8015B/DHS LUFT yielded concentrations of TPHd to-1-8000 mg/Kg for
the sample from under the south end ofthe 12000-gallon diesel fuel tank(Sample 2137-1-zE8=S-1'2K-
12 ft.). Low concentrations to 570 mg/Kg were found on the'north end of this diesel'st6rage':tank.
Low concentrations of TPHd were found in the stockpiled excavation spoil. A,lovi"aficentration
of MTBE was indicated in a soil sample extracted from under the south end.of the:12000-gallon
diesel tank.
Only extremely low levels of heavy metals were indicated in the sample from the waste oil tank and
are most likely not a result of a waste oil spill.
Conclusions From Tank Removal Soil Sample Analysis
The concentration of TPHd is the highest, under the south end ofthe 12000-gallon diesel tank.Lower
concentrations were found to decline toward the north end of the tank. Most likely a spill occurred
1
