SA-91-23 <br /> DRAFT CONDITIONS OF APPROVAL <br /> DEVELOPMENT SERVICES <br /> a. Assessor Parcel Numbers 092-170-08 and 092-170-09 shall <br /> be merged into one legal parcel. <br /> b. All areas not used for building, parking, driveways, <br /> walkways, or other permanent facilities shall be <br /> landscaped. The following standards must be met: <br /> 1. A minimum of 15% of the net site area shall be <br /> landscaped. <br /> 2 . A minimum 5 foot wide planting strip is required <br /> along Wilson Way. The strip shall be continuous <br /> except where crossed by driveways. The landscaped <br /> strip shall consist of trees, from the approved <br /> County Tree List, 10 gallon in size, and spaced <br /> 25-feet on center with 5 gallon shrubs spaced 10- <br /> feet on center. The remaining area shall be <br /> planted in living ground cover. <br /> 3 . Details of the landscaping and irrigation system <br /> shall be shown on the Improvement Plan or a <br /> separate landscape Plan. <br /> 4 . One tree is required for each 10 parking stalls, <br /> or portion thereof. Trees must be selected from <br /> the County' s Approved Tree List. <br /> 5. Planters which abut parking stalls shall be a <br /> minimum of 5-feet-wide. A minimum 18-inch-wide <br /> paved strip shall be added to the adjacent parking <br /> stall to allow access to and from vehicles. <br /> C. Parking lot lighting shall meet the following minimum <br /> standards: <br /> 1. The equivalent of one foot candle of illumination <br /> shall be provided throughout the parking area. <br /> 2 . All lighting shall be on a time clock or photo- <br /> sensor system. <br /> 3 . All lighting shall be designed to confine direct <br /> rays to the premises, and with no spill over <br /> beyond the property. <br />
