The following work scope is proposed. <br /> Background <br /> The subject property is currently occupied by a gas station and convenience store. Four USTs, including <br /> one 20,000-gallon double-walled diesel UST, two 5,000-gallon double-walled gasoline USTs and one <br /> 10,000-gallon gasoline UST, are located on the subject property. Although installation dates were not <br /> provided, the USTs were likely installed in 1998 after removal of the previous USTs. During a site <br /> inspection conducted by the San Joaquin County Environmental Health Department on April 12,2012,ten <br /> Class 2 violations associated with record keeping and leak detection systems were identified. All USTs, <br /> lines, dispensers and spill buckets were tested on April 12, 2012.The "90" and "91" leak detectors were <br /> determined to be faulty and were subsequently replaced on April 20,2012. Although copies of recent tank <br /> and line testing results revealed passing results,Based on information contained in the Phase I report, soil <br /> and/or groundwater sampling last occurred on the subject property in September 2003. Since the UST <br /> system has been in operation for more than 5 years and a Phase 11 assessment has not been conducted <br /> within the last 5 years, additional investigation is necessary to determine if a release has occurred and to <br /> comply with SBA requirements. <br /> The Site was initially constructed as Otto's Mobile Service in 1974,then by Murphy's Flying Horse in 1980, <br /> John's Mobile in 1985,Gholi Bajwa Texaco in 1990, and by the current Jahant Food and Fuel Stop since <br /> 1995. The Site is described as former Chevron #9-2396, Keith's Chevron on the GeoTracker Database, <br /> Global ID No.T0607700639. <br /> The convenience store building is located at the southern property boundary. Current USTs are shown to <br /> be east of the C-store, with Gasoline pumps north of the C-Store, and Diesel Pumps located north of the <br /> gasoline pumps. A restaurant building is located along the eastern property boundary. Based on this <br /> current configuration there are 3 open areas where former USTs may have been installed, as shown on <br /> Figure 2. <br /> Depth to groundwater in the immediate vicinity of the Site is reported at approximately 80 feet bgs, and <br /> flows to the south at a shallow gradient of 0.009 feet/foot.
