CONDITIONS OF APPROVAL <br /> SA-93-46 <br /> John Towner <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the Issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been secured and remain <br /> In force, and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. This approval is for a landscaping services business as shown on the revised site plan <br /> submitted January 21, 1994. This project is confined to the 100-foot by 150-foot fenced <br /> area shown on that site plan. <br /> b. Two parking spaces are required, including one space for the physically handicapped. <br /> (Development Title Section 9-1015.9) <br /> C. All parking spaces, driveways, and maneuvering areas shall be paved and permanently <br /> maintained to provide a durable, dust free surface. (Development Title Section 9-1015) <br /> d. Outdoor storage areas shall be screened as required by Section 9-1022.4(d)(2) of the <br /> Development Title. Outdoor storage areas shall be surfaced so as to limit dust. <br /> e. Submit an Improvement Plan showing drainage, driveway access details, on-site parking, <br /> signs, gates, screening, existing and proposed utility services, and grading. Storm <br /> drainage shall be retained on the site. The drainage pattern and corresponding storm <br /> drain improvements shall be shown on the Improvement Plan. A plan check fee will be <br /> required. (Development Title Section 9-884) <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> (See the attached memo from Public Works dated January 24, 1994.) <br /> 3. PUBLIC HEALTH SERVICES: <br /> a. If restroom facilities are proposed, then construction of an individual sewage disposal <br /> system under permit and inspection by the Environmental Health Division is required at <br /> the time of development.
