COMMENTS ON DEVELOPMENTS <br /> SA-93-46 REVISED SITE PLAN <br /> 2 . Encroachment permit shall be required for work within road <br /> right-of-way. <br /> (Development Title Section 9-1145. 2) <br /> 3 . Dedication to result in a 25-foot wide right-of-way from the <br /> centerline of Dove Road to the property line and a 42-feet--wi <br /> preperty '-±ne--with a 391 " 391 eerner e,—eff(snipe) at te <br /> nter,.ee i.... shall be required across the frontage of APN <br /> 207-190-33 . (Development Title Section 9-1150. 2) <br /> 4 . The frontage improvement for Dove Road across developed <br /> portion shall be constructed in conformance with the standards <br /> for one-half of a 50-foot right-of-way rural road. The <br /> construction of the frontage improvements will be deferred upon <br /> execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to <br /> their estimated construction costs prior to approval of the <br /> Improvement Plan. (A $260. 00 fee currently is required for <br /> processing per Development Title Table 9-240. 2 in addition to <br /> a copy of the Grant Deed, recording fee, and an estimate for <br /> the required frontage improvements. The estimate shall be <br /> prepared by a Registered Civil Engineer with a typical section <br /> drawing on a form to be supplied by the Public Works Department <br /> and submitted to the Public Works Department for approval. As <br /> an option the Department of Public Works will prepare the <br /> drawing and estimate for an additional fee of $115. 00. ) <br /> (Development Title Section 9-1150.2) <br /> 5. The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of <br /> Improvement Plan approval. (The fee currently is $234 . 92 <br /> per daily trip-end generated in the Escalon area.
