PREVIOUSLY APPROVED FINDINGS FOR SITE APPROVAL <br /> PA-1700109 <br /> RAGHBIR S. BRAR <br /> 1. The proposed use is consistent with the goals, policies, standards, and maps of the General Plan, any <br /> applicable Master Plan, Specific Plan, and Special Purpose Plan, and any other applicable plan <br /> adopted by the County. <br /> • This finding can be made because the Truck Sales and Services-Parking Use Type may be <br /> conditionally permitted in the I-L (Limited Industrial) zone with an approved Site Approval <br /> application. The I-L zone implements the General Plan's I/L(Limited Industrial)designation. <br /> The subject parcel has a General Plan designation of I/L and is zoned I-L. Therefore, the <br /> use is consistent with the goals, policies, standards, and maps of the General Plan. There <br /> are no Master Plans, Specific Plans, and/or Special Purpose Plans in the project vicinity. <br /> 2. Adequate utilities, roadway improvements, sanitation, water supply, drainage, and other necessary <br /> facilities have been provided, and the proposed improvements are properly related to existing and <br /> proposed roadways. <br /> • This finding can be made because the 5.6-acre parcel is of adequate size and shape to <br /> accommodate the proposed truck parking operation and all necessary improvements. The <br /> site plan shows that there is sufficient area for parking and circulation, in compliance with <br /> Standards of the Development Title. In addition,the Department of Public Works determined <br /> that the truck parking operation would not result in significant traffic impacts because the <br /> project is not expected to exceed fifty (50)vehicles during an hour. <br /> 3. The site is physically suitable for the type of development and for the intensity of development. <br /> • This finding can be made because the parcel is of adequate size and shape to accommodate <br /> the proposed uses and the requirements of the Development Title. The Site Plan shows <br /> there is sufficient area for parking and circulation in compliance with Standards of the <br /> Development Title. <br /> 4. Issuance of the permit will not be significantly detrimental to the public health, safety, or welfare or be <br /> injurious to the property or improvements of adjacent properties. <br /> • This finding can be made because the Initial Study prepared for this project found no <br /> potentially significant environmental impacts. <br /> 5. The use is compatible with adjoining land uses. <br /> • This finding can be made because the proposed uses will not interfere with nor alter the <br /> current land uses on adjacent properties. Surrounding properties are mainly industrial with <br /> scattered residences. The nearest residence is on the adjacent parcel to the north and is <br /> five (5) feet from the property line. As a Condition of Approval, a solid masonry wall six (6) <br /> to seven (7) feet in height shall be erected along the north property line of APN 193-320-20. <br /> The proposed use may be conditionally permitted in the I-L zone subject to an approved <br /> Site Approval application. <br /> PA-1700109 - Findings 1 <br />
