(PEM)is pleased to present this letter report describing the <br /> results of soil and ground water sampling at the subject Property. The work was conducted on April <br /> 11, 1996 in accordance with a propdsal dated March 29, 1996, which was approved by you on April <br /> 3, 1996. The subject Property,which consists of a two-story office building and associated parking <br /> and landscaped areas, is located at the intersection of North Tracy Boulevard and Cardoza Avenue <br /> in Tracy, San Joaquin County, California(Figure 1). <br /> This report summarizes the results of soil and ground water sample,collection and analyses. Soil <br /> samples were collected using hand auger methods, under the supervision of a California-licensed <br /> well driller, as required by San Joaquin County. The soil borings (designated SB-i and SB-2 on <br /> ' Figure 2)were advanced on the assumed down gradient side of the property to approximately 10 feet <br /> below grade. The ground water flow direction was determined based on local topography and the <br /> direction of ground water flowed documented at nearby sites by reports on file with San Joaquin <br /> County. After ground water was encountered, a ground water sample was collected from each <br /> encased boring (no monitoring wells were constructed). <br /> PROJECT BACKGROUND <br /> i PEM completed a Phase I Environmental Assessment at the subject Property in February 1996. <br /> PEM documented the existence of a two-story office building constructed in 1987. Available <br /> information indicates that prior to construction of the office building, the property was used for <br /> agricultural purposes. Aerial photographs taken between 1963 and 1980 indicate the presence of a <br /> small building apparently used as a staging area for agricultural activities.
