COMMENTS ON DEVELOPMENTS SA-93-35 4TH REVISION RECOMMENDATIONS: 1. Dedication or irrevocable offer of dedication to result in a 25-foot wide right-of-way from the centerline of Ashley Lane to the property line and a 20' X 20' corner cut-off (snipe) at the intersection shall be required across the frontage of APN 086-470-05. (A $225. 00 fee currently is required for processing the Irrevocable Offer of Dedication per Development Title Table 9-240. 2 in addition to a copy of the Grant Deed, recording fee and a legal description of the parcel to be offered for dedication. ) (Development Title Section 9-1150. 2) 2 . All improvement plans and specification must be approved by the County of San Joaquin Department of Public Works prior to approval of the Improvement Plan. The construction of the frontage improvements may be deferred upon execution by the owner of a Deferred Frontage and Roadway Improvement Agreement or a Secured Deferred Frontage and Roadway Improvement Agreement with a deposit equivalent to their estimated construction costs prior to approval of the Improvement Plan. (A $260. 00 fee currently is required for processing per Development Title Table 9-240. 2 in addition to a copy of the Grant Deed, recording fee and an estimate for the required frontage improvements. The estimate shall be prepared by a Registered Civil Engineer with a typical section drawing on a form to be supplied by the Public Works Department and submitted to the Public Works Department for approval.
