COMMENTS ON DEVELOPMENTS <br /> SA-93-35 4TH REVISION <br /> RECOMMENDATIONS: <br /> 1. Dedication or irrevocable offer of dedication to result in a <br /> 25-foot wide right-of-way from the centerline of Ashley Lane to <br /> the property line and a 20' X 20' corner cut-off (snipe) at the <br /> intersection shall be required across the frontage of APN <br /> 086-470-05. (A $225. 00 fee currently is required for processing <br /> the Irrevocable Offer of Dedication per Development Title Table <br /> 9-240. 2 in addition to a copy of the Grant Deed, recording fee <br /> and a legal description of the parcel to be offered for <br /> dedication. ) <br /> (Development Title Section 9-1150. 2) <br /> 2 . Off-street parking shall not encroach on public right-of-way. <br /> Access to off-street parking must be designed so that vehicles <br /> leaving the parking area will enter the street traveling in a <br /> forward direction. <br /> (Development Title Section 9-1015. 5h) <br /> 3 . The construction of the <br /> frontage improvements may be deferred upon execution by the <br /> owner of a Deferred Frontage and Roadway Improvement Agreement <br /> or a Secured Deferred Frontage and Roadway Improvement <br /> Agreement with a deposit equivalent to their estimated <br /> construction costs prior to approval of the Improvement Plan. <br /> (A $260. 00 fee currently is required for processing per <br /> Development Title Table 9-240. 2 in addition to a copy of the <br /> Grant Deed, recording fee and an estimate for the required <br /> frontage improvements. The estimate shall be prepared by a <br /> Registered Civil Engineer with a typical section drawing on a <br /> form to be supplied by the Public Works Department and <br /> submitted to the Public Works Department for approval.
