CONDITIONS OF APPROVAL <br /> SA-93-35 <br /> Waterloo-Morada Fire District <br /> Attn: Tom Bender, Fire Chief <br /> 6925 E. Foppiano Lane <br /> Stockton, CA 95212 <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been secured and remain <br /> in force, and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. 24 parking spaces are required including one space for the physically handicapped. <br /> (Development Title Section 9-1015.9) <br /> b. Outdoor storage areas shall be screened as required by section 9-1020.9(c) or section <br /> 9-1022.4(e)(2) of the Development Title. Outdoor storage areas shall be surfaced so as <br /> to limit dust. <br /> C. All lighting shall be designed to confine direct rays to the premises. No spillover beyond <br /> the property line shall be permitted, except onto public thoroughfares, provided, however, <br /> that such light shall not cause a hazard to motorists. <br /> d. Trash bins shall be kept in an enclosure with solid walls on three sides and gated on the <br /> fourth side. (Development Title Section 9-1020.9[d] or Section 9-1022.4[e][31) <br /> e. Submit an Improvement Plan showing drainage, driveway access details, on-site parking, <br /> existing and proposed utility services, landscaping, and grading. Additional storm <br /> drainage run-off created by new improvements shall be retained on-site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Improvement <br /> Plan. A plan check fee will be required. (Development Title Section 9-884) <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> See the attached memo from Public Works dated September 15, 1993. <br /> NOTE: On September 28, 1993,the San Joaquin County Community Development Department Approved <br /> SA-93-35 subject to the Conditions of Approval listed above. <br /> Conditions of Approval - 1 - SA-93-35 <br />
