CONDITIONS OF APPROVAL <br /> SA-92-74 <br /> George Galatsatos <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the Issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been secured and remain <br /> in force, and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. This approval shall be for the removal of an existing 4,000-square-foot restaurant and its <br /> replacement with a new 7,560-square-foot restaurant. <br /> b. Connection to public sewage disposal and water supply shall be required prior to the <br /> initiation of the approved use and the issuance of the Certificate of Occupancy. <br /> C. Submit an Improvement Plan, prepared by a Registered Civil Engineer, showing drainage, <br /> driveway access details, on-site parking, existing and proposed utility services, and <br /> grading. Storm drainage runoff shall be retained on the site. The drainage pattern and <br /> corresponding strom drain improvements shall be shown on the Improvement Plan. Pond <br /> capacity calculations shall be submitted for approval. If the pond is deeper than 18 <br /> inches, a six-foot-high chain-link fence shall be installed around the perimeter. A plan <br /> check fee will be required. (Development Title Section 9-884) <br /> d. A minimum of 83 automobile parking spaces shall be provided for the approved use. The <br /> size and location of the parking spaces shall be consistent with the requirements of <br /> Chapter 9-1015 of the Development Title. The spaces shall be installed prior to the <br /> initiation of the approved use and shall be permanently paved with concrete or asphalt <br /> concrete and be delineated. Bumper guards shall be provided where necessary to <br /> protect structures or properties. There shall be no truck or automobile parking associated <br /> with the approved use on State Route 88/12. <br /> e. The minimum dimensions for parking vehicles (the space required for maneuvering <br /> vehicles within a parking lot) shall be as set forth in Figure 9-1015.5 of the Development <br /> Title. The southernmost aisle does not conform; also, the electrical service pole is <br /> hazardous. The northernmost aisle shall be posted for one-way only traffic, and the <br /> exterior opening door needs to be protected from traffic. (Development Title Section 9- <br /> 1015) <br /> f. A rack or other secure device for the purpose of storing and protecting bicycles from theft <br /> shall be installed. Such devices shall be provided with a minimum capacity of one bicycle <br /> per 20 required parking spaces and shall be located so as to not interfere with pedestrian <br /> or vehicular traffic.
