Development Committee <br /> Memorandum <br /> March 20, 1992 <br /> Page 2 <br /> 4 . The used automobile parking area shall contain fifteen (15) <br /> permanently paved, delineated parking spaces. The parking <br /> area shall not replace any of the site's existing fifteen <br /> parking spaces and shall not encroach upon aisle ways or <br /> driveways. The location of the parking area, as well as the <br /> site's existing parking spaces, driveways, aisles, <br /> truck/trailer rental spaces, and designated tire storage area, <br /> shall be shown on the Improvement Plan. The dimensions of all <br /> parking spaces and aisle ways shall be shown on the <br /> Improvement Plan and shall be consistent with the requirements <br /> of Section 9-3702 of the Planning Title. <br /> 5. At least one additional customer automobile parking space <br /> shall be provided and shall be shown on the Improvement Plan. <br /> The size of the parking spaces shall be consistent with the <br /> requirements of Section 9-370 of the Planning Title. The <br /> space shall be permanently paved and delineated. <br /> 6. The used automobile parking area in the northeast corner of <br /> the site shall be screened from the residential use on the <br /> north side of the property line by a six (6) foot high, <br /> uniformly painted solid fence or wall. The wall shall be <br /> installed prior to the initiation of the use and shall be <br /> maintained in good condition. Details of the screen shall be <br /> included on the Improvement Plan. <br /> 7 . One additional advertising sign shall be permitted as a part <br /> of this approval. The sign shall either be installed on the <br /> existing pole sign or placed on the wall of the existing <br /> structure. Sign details shall be included on the Improvement <br /> Plan. <br /> 8 . There shall be no off-site parking associated with the <br /> approved use and no parking within the right-of-way of E1 <br /> Dorado Street or Harlan Road. <br /> 9 . Any proposed lighting for the used automobile parking area <br /> shall be directed onto the parking area and away from <br /> neighboring property, E1 Dorado Street, and Harlan Road <br /> (Section 9-3704 (a) of the Planning Title) . Lighting details <br /> shall be included on the Improvement Plan. <br /> 10. All improvements shall be shown on the Improvement Plan. The <br /> construction of on-site improvements shall conform to the <br /> approved Site Plan and the Improvement Plan. <br />
