CONDITIONS OF APPROVAL <br /> SA-89-40 <br /> Tri-Valley Growers <br /> Unless otherwise specified , all conditions of approval shall <br /> be complied with prior to the initiation of the use . <br /> 1 . PUBLIC WORKS DEPARTMENT <br /> a . An Improvement Plan , prepared by a registered Civil <br /> Engineer , showing drainage , driveway access details , <br /> on-site parking , existing and proposed improvements , and <br /> grading , shall be submitted to the Department of Public <br /> Works for approval . <br /> b. The frontage improvement for Eight Mile Road shall be <br /> constructed in conformance with the proposed Specific <br /> Road plan for Eight-Mile Road. The construction of the <br /> frontage improvements may be deferred at the option of <br /> the Department of Public Works , in which event the owner <br /> shall execute a Deferred Frontage Improvement Agreement <br /> prior to approval of the Improvement Plan . (A $250 . 00 <br /> fee is required for processing per Ord . No. 3337 in <br /> addition to a copy of the Grant Deed and an engineer ' s <br /> estimate with a drawing of the required frontage <br /> improvements on a form to be supplied by the Public Works <br /> Department. ) <br /> C . The owner shall execute an Irrevocable Offer to Dedicate <br /> a twenty-seven foot ( 27 ' ) wide strip on Eight Mile Road <br /> along the parcel that has frontage on Eight Mile Road . <br /> d. Encroachment permit shall be required for work within <br /> road right-of-way. <br /> e . APN 092-040-03 and 04 shall be merged or the lot line <br /> between them shall be adjusted to contain the <br /> improvements on a single parcel . <br /> f . No structure shall be allowed within 142 feet of the <br /> center line of Eight mile Road. <br /> NOTE: APN 092-040-04 may be affected by the Holman Road future <br /> alignment . <br /> 2 . PUBLIC HEALTH SERVICES <br /> a. The wash rack must be plumbed though a sand/oil separator <br /> and discharged to an above ground system approved by the <br /> Health District . This system must be designed by a <br /> registered engineer . Applicant must file an application <br /> for facility permit/waste discharge with the California <br /> Regional Water Quality Control Board-Central Valley <br /> Region. The application forms can be obtained from the <br /> Environmental Health Division of the Health District. <br />
