CONDITIONS OF APPROVAL SA-89-40 PAGE THREE d . Two wall-mounted signs shall be permitted as a part of this approval . The sizes and locations shall be shown on the Improvement Plan . e . There shall be no outdoor trash enclosures or receptacles . f . Hazardous materials must be stored , transported, handled and disposed of in a manner acceptable to the County Office of Emergency Services . g . Details of a landscaping and irrigation plan shall be shown on the Improvement Plan . As an alternative , three copies of a separate landscaping and irrigation plan shall be submitted to the Director . In either case , landscape details shall include a key showing size , type , number and spacing of all proposed plantings . Details of an automatic and timed sprinkler system shall be shown. All approved landscaping and sprinklers shall be in place prior to initiation of the use . Existing landscaping along the property frontage shall be ten ( 10) feet wide and supplemented to meet the following standards: Trees : Spaced not to exceed twenty-five ( 25) feet on center at a ratio of 25 percent for fifteen-gallon size , 50 percent for five-gallon and 25 percent for one-gallon size. Shurbs: Spaced not to exceed ten ( 10 ) feet on center at a ratio of 20 percent for five-gallon size and 80 percent for one-gallon size . Groundcover: 100 percent coverage. h. All construction and improvements shall conform to the approved Site Plan and Improvement Plan . NOTE : Payment of school fees may be required prior to issuance of building permits . NOTE : Any modification of the above conditions or approved plan shall only be by a "Revision of Approval" application or by the filing of a new application.
