AMENDED CONDITIONS OF APPROVAL <br /> SA-89-40 <br /> TRI VALLEY GROWERS <br /> Unless otherwise specified , all conditions of approval shall <br /> be complied with prior to the initiation of the use . <br /> 1 . PUBLIC WORKS DEPARTMENT <br /> a. An Improvement Plan, prepared by a Registered Civil <br /> Engineer , showing drainage , driveway access details, <br /> on-site parking, existing and proposed improvements , and <br /> grading , shall be submitted to the Department of Public <br /> Works for approval . <br /> b. The frontage improvement for Eight Mile Road shall be <br /> constructed in conformance with the proposed Specific <br /> Road plan for Eight Mile Road. The construction of the <br /> frontage improvements may be deferred at the option of <br /> the Department of Public Works , in which event the owner <br /> shall execute a Deferred Frontage Improvement Agreement <br /> prior to approval of the Improvement Plan. (A $250 .00 <br /> fee is required for processing per Ord . 3337 in addition <br /> to a copy of the Grant Deed and an engineer ' s estimate <br /> with a drawing of the required frontage improvements on a <br /> form to be supplied by the Public Works Department. ) <br /> C . The owner shall execute an Irrevocable Offer to Dedicate <br /> a twenty-seven ( 271 ) wide strip on Eight Mile Road along <br /> the parcel that has frontage on Eight Mile Road. <br /> d. Encroachment permit shall be required for work within <br /> road right-of-way. <br /> e . APN 092-040-03 and 04 shall be merged or the lot line <br /> between them shall be adjusted to contain the <br /> improvements on a single parcel . <br /> f . No structure shall be allowed within 142 feet of the <br /> center line of Eight Mile Road. <br /> g . A 30-foot wide easement across APN 092-040-03 for access <br /> to Eight Mile Road shall be provided. <br /> h. An access easement from the site to future Holman Road <br /> alignment shall be provided. <br /> i . Capacity of the drainage canal for draining this <br /> development shall be verified, and easement from the site <br /> to the drainage canal shall be provided. <br /> NOTE: APN 092-040-04 may be affected by the Holman Road future <br /> alignment. <br />
