CONDITIONS OF APPROVAL FOR MAJOR SUBDIVISION NO. SU-89-19 <br /> (Approved by the Planning Commission on August 17, 1989) <br /> Unless otherwise specified below, all Conditions of Approval must be fulfilled prior to approval of the <br /> Final Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> a. All improvements shall be in conformance with the improvement standards and <br /> specifications of the County of San Joaquin. All improvement plans and specifications <br /> must be approved by the County of San Joaquin Department of Public Works prior to <br /> approval of the Final Map. <br /> b. If improvements referred to herein are not completed prior to the approval of the Final <br /> Map, the subdivider shall execute an agreement with the County of San Joaquin which <br /> will ensure the completion of improvements within one year after filing the Final Map. <br /> C. The interior streets shall be dedicated as 60-foot-wide right-of-way commercial streets and <br /> improved 46 feet from curb to curb, except Leach Road and Business Park Circle south <br /> of Lots 27 and 28, which shall be dedicated and improved to County standards for an 84- <br /> foot-wide industrial street. <br /> d. A 27-foot-wide roadway shall be dedicated along Eight Mile Road on the subdivided side. <br /> The pavement shall be widened to provide right- and left-turn lanes on the approach to <br /> the subdivision's entrance road, in conformance with the structural section of an industrial <br /> street. <br /> e. Additional frontage improvements for Eight Mile Road shall be constructed in <br /> conformance with the standards for one-half of a 134-foot-wide right-of-way street. The <br /> construction of the frontage improvements may be deferred at the option of the <br /> Department of Public Works, in which event the owner shall execute a Deferred Frontage <br /> Improvement Agreement prior to approval of the map. A $250 fee is required for <br /> processing, per Ordinance No. 3337, in addition to a copy of the Grant Deed and an <br /> engineer's estimate with a drawing of the required frontage improvements on a form to <br /> be supplied by the Department of Public Works. <br /> f. Eight-four-foot-wide Irrevocable Offers to Dedicate shall be made for all future public <br /> roadways, and they shall line up with the planned interior streets. A 42-foot-wide right-of- <br /> way dedication shall be made along the westerly line of Lots "C" and "D." The <br /> construction of the frontage improvements along the northerly line of Lot "D" is required <br /> but may be deferred at the option of the Department of Public Works, in which event the <br /> owner shall execute a deferred frontage improvement agreement prior to approval of the <br /> map.
