SECOND UNIT DWELLING STANDARDS & CHECK LIST <br /> SECOND UNIT DWELLING STANDARDS <br /> • Owner Occupancy.The owner of the property shall occupy either the existing single-family dwelling or the <br /> proposed Second Unit Dwelling for a period exceeding 90 days per year. The Community Development <br /> Department will record a requirement noting the owner must live on the property for the Second Unit <br /> Dwelling to be valid. <br /> • Size of UntL The second unit dwelling shall conform to the following requirements; <br /> Except as provided below,the second unit dwelling shall not exceed one thousand,two hundred <br /> (1200) square feet of living area; <br /> In areas zoned AG,AL,or AU,the second unit dwelling shall not exceed ont thousand,two <br /> hundred (1200) square feet of living area provided the existing dwelling is used as the second <br /> unit dwelling. <br /> • Setbacks.The Second Unit Dwelling shall comply with all yard requirements for a main structure In the <br /> zone in areas zoned AG,A-L,or A-U. The second unit dwelling may extend Into the front yard area If It Is <br /> not a mobilehome. <br /> • Off-Street Parking.Two (2) off street parking spaces shall be provided If the Second Unit Dwelling Is a <br /> permanent structure and one (1) off street parking space if it Is a temporary mobilehome structure. <br /> • <br /> Compatibility.The following requirements shall be similar to or compatible with,the existing single family <br /> dwelling. The Second Unit Dwelling shall be attached whenever possible, especially on parcels less than <br /> 10,000 square feet. <br /> • Pubfic Sewer and Water.In urban communitles, both the proposed second unit dwelling and the existing <br /> single family dwelling must be connected to a public sewage disposal system and to a public water <br /> system. <br /> • Other Codes.The Second Unit Dwelling shall conform with all the requirements of the Environmental <br /> Health Division and the County that are applicable to residential units In the zone In which the property Is <br /> located. <br /> • Niobilehomes. If the Second Unit Dwelling Is proposed to be a mobilehome,see"Mobilehome Installation <br /> and Occupancy Requirements for additional standards. <br /> • Time Limits.If the Second Unit Dwelling Is a mobilehome,the permit Is valid for only three years. <br /> Continued use will require a renewal fee. <br /> • CCAR's.The granting of a second unit dwelling Is valid only Insofar as there are no CC&R's (Covenants, <br /> Conditions and Restrictions) applicable to the property that would otherwise prohibit the use. <br /> SITE PLAN CHECKLIST <br /> • North Arrow,fate and Scale_Use an engineer's scale Q.e. 1"to 10", 1'to 30',etc.). The direction of"north" <br /> should be pointing towards the top of the page. <br /> • Streets and Easernents.Location and names of all streets and easements bordering on the property with <br /> access details. <br /> • Property Lines.All property lines or boundary lines of the parcel with dimensions. <br /> • Structures and the Second Unit Dweffing.All existing structures Including covered areas such as patios, <br /> driveways and walks located on the property and the location of the proposed Second Unit Dwelling with <br /> dimensions,square footage and distances from other structures and property lines. The use and number <br /> of floors should be labeled on each structure. <br /> • Parking and Driveways_The location,dimensions and surface material of all existing and proposed parking <br /> and driveways. <br /> • Water Weffa The location of existing and proposed water wells on-site and any oft-site wells within 150'of <br /> the proposed mobilehome. <br /> Wells must meet the following setbacks: <br /> 5'from structures; <br /> 50'from septic tanks; <br /> 100'from leach lines; <br /> 150'from sumps or seepage pits; and <br /> to'from property lines. <br /> • Sewer and Septic Tanks:The location of the mobilehome sewer outlet, public sewer hook-up,or existing <br /> and proposed sewage disposal systems and any off-site sewage disposal systems within 150'of the <br /> property. <br /> Septic tanks must meet the following setback: <br /> 5'from property lines,structures,driveways and swimming pools; <br /> 50'from water wells. <br /> Leach lines must meet the following setbacks: <br /> 10'from structures,driveways and swimming pools; <br /> 100'from wells, streams and waterways. <br /> 5'to 75'from property lines depending on zoning or the location of septic systems on adjoining <br /> properties (this requirement also applies to seepage pits). <br />
