oPo.!N SAN JOAQUIN COUNTY
2' 'O DEPARTMENT OF PLANNING AND BUILDING INSPECTION
1810 E. HAZELTON AVE., STOCKTON. CA 95205 CHET DAVISSON
• ° PLANNING PHONE: 209/944-3722 Director
I Oft BUILDING PHONE: 209/944-3701 JERRY HERZICK
Deputy Director
TOM WALKER
Deputy Director
March 16 , 1988
MEMORANDUM
TO: Development Committee
FROM: Planning Division
SUBJECT: Pre-Application Conference for General Plan Amendment
Application No. GP-88-25 of Ken & Shirley Ford (c/o
R.W. Siegfried & Associates)
----------------------------------------------
The Planning Division has reviewed the above referenced application
and offers the following comments :
The project site is currently designated as Agriculture on the
Land Use/Circulation Element Map. It is located immediately
south of the Peters Rural Residential area.
° The proposed project is inconsistent with General Plan policy
because Rural Residential Principle No. 3 states that outward
expansion of Rural Residential areas will be discouraged.
° Areas within the designated Rural Residential area are still
available for Rural Residential development. There is a 9 . 29
acre parcel to the north of the project site and a 15 acre par-
cel at the northwest corner of Copperopolis Road and Fine Road.
Enlarging the Rural Residential area appears unnecessary and
premature at this time.
Under the development requirements , sewage disposal may be pro-
vided by septic tanks in Rural Residential areas . In Rural
Residential areas with parcels two (2) acres or larger, water
may be provided by individual wells . Drainage shall conform
with the drainage criteria of the Public Works Department.
