Siegfried & Associates) <br /> ---------------------------------------------- <br /> The Planning Division has reviewed the above referenced application <br /> and offers the following comments : <br /> The project site is currently designated as Agriculture on the <br /> Land Use/Circulation Element Map. It is located immediately <br /> south of the Peters Rural Residential area. <br /> ° The proposed project is inconsistent with General Plan policy <br /> because Rural Residential Principle No. 3 states that outward <br /> expansion of Rural Residential areas will be discouraged. <br /> ° Areas within the designated Rural Residential area are still <br /> available for Rural Residential development. There is a 9 . 29 <br /> acre parcel to the north of the project site and a 15 acre par- <br /> cel at the northwest corner of Copperopolis Road and Fine Road. <br /> Enlarging the Rural Residential area appears unnecessary and <br /> premature at this time. <br /> Under the development requirements , sewage disposal may be pro- <br /> vided by septic tanks in Rural Residential areas . In Rural <br /> Residential areas with parcels two (2) acres or larger, water <br /> may be provided by individual wells . Drainage shall conform <br /> with the drainage criteria of the Public Works Department. <br />
