CONDITIONS OF APPROVAL <br /> DP-91-20 <br /> JIM GRIBAUDO <br /> Unless otherwise specified , all conditions of approval shall <br /> be complied with prior to the issuance of any Building <br /> Permits. <br /> PUBLIC WORKS DEPARTMENT <br /> 1 . An Improvement Plan , showing drainage, driveway access <br /> details, on-site parking , existing and proposed utility <br /> services and grading , shall be submitted to the Department <br /> of Public Works for approval . Storm drainage shall be <br /> retained on-site, provisions shall be shown on the <br /> Improvement Plan . <br /> 2 . Encroachment permit shall be required for work within road <br /> right-of-way . <br /> 3 . The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of <br /> building permit application. (The fee is $979 . 00 per 1 ,000 <br /> gross square foot of building as "Warehouse" in the <br /> Lockeford area. The fee shall be automatically adjusted <br /> annually by the Engineering Construction Cost Index as <br /> p`,ublished by the Engineering News Record . ) <br /> PUBLIC HEALTH SERVICES <br /> r. <br /> 1 . Install an approved reduce pressure backflow prevention <br /> device on the water supply system( s) . This unit must be <br /> certified yearly and the results sent to Public Health <br /> Services , Environmental Health Division for review. <br /> PLANNING DIVISION <br /> 1 . One ( 1 ) copy of the Improvement Plan must be submitted to <br /> the Planning Division for circulation to the involved County <br /> departments . <br /> 2 . The payment of developer fees for schools required prior to <br /> issuance of building permits. Contact the Lodi School <br /> District for specific fee requirements. <br /> NOTE: Any modification of the above conditions or approved <br /> plan shall only be by a "Revision of Approval " application <br /> or by filing of a new application . <br />
