1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of site: The project consists of a 0.44 acre lot. The subject Assessor's Parcel <br /> Number is 175-150-51. The project is in a residential neighborhood. The parcel is zoned Low <br /> Density Residential (RL) <br /> 1.2 Description of Proposed Development: It is proposed to divide one parcel into two. In <br /> accordance with the San Joaquin County Development Title, this Surface and Subsurface <br /> Contamination Report(SSCR) is being submitted for approval. This report will investigate the <br /> property for visual or historical environmental contamination based on field observation, <br /> interviews with the owner, and County records. (This SSCR includes no chemical analysis). <br /> 1.3 Parcel location map: (See Appendix for Tentative Map with Vicinity Map and APN page). <br /> 1.4 Site Map: (See Appendix for Tentative Map). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> 2.1 Discussion of Past, Present, and Proposed Future Uses: The primary source of <br /> information of the historic use of this property is testimony from the owner, Janet Ramirez. Sh <br /> was interviewed in January, 2020. The owner has owned the parcel since 2019. It has been a <br /> bare lot for the last 10 years. The proposed future use of the site would be residential. <br /> 3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br /> CONTAMINATION: <br /> 3.1 Methods used to research: Methods used to research this parcel were records researched at <br /> the San Joaquin County Agriculture Commissioners office on February 19, 2020 (see appendix <br /> for results). An onsite survey was performed on February 19, 2020 by staff of Dillon& Murphy. <br /> The San Joaquin County Environmental Health Dep rtment's underground storage tank <br /> mitigation database list did not yield any concerns. ,� <br /> 3.2 Description of all past on-site potential and/or known above and below ground sources <br /> of contamination identified at the project site: Past on-site potentials for contaminations are <br /> low. The property has been bare ground for more than 10 years (Last house was there in 2004). <br /> Historically there have been no underground storage tanks, except the septic tank filed with the <br /> San Joaquin County. This septic system was later destroyed under permit. The owner has no <br /> knowledge of improper above ground storage of chemicals on the subject parcel. <br /> 3.3 Description of All Current On-Site Potential and/or Known Above and Below <br /> Ground Sources of Contamination Identified at the Project Site: Presently, there are no <br /> underground storage tanks on the property and visual inspection did not produce any evidence of <br /> buried containers, as well as no odors that would be associated with buried chemical tanks. <br /> County Records indicated there were no fuel tanks on site. There were no above ground fuel <br /> tanks on the site at the time site survey was performed on February 19, 2020. On-site storm <br /> water dissipates through either percolation or evaporation. <br /> 1 <br />
