Morada Land Company <br /> Special Purpose Plan Application Project Description <br /> Property <br /> 1555 Report Avenue Stockton, CA 95205 <br /> APN: 143-17-021 <br /> Zoning: Industrial Limited <br /> Business Owner: Morada Land Company <br /> Property Owner: Morada Land Company <br /> Project Overview <br /> Morada Land Company (hereafter referred to as 'MLC") proposes to provide site improvements <br /> to the existing structure and property at the project site to secure and accommodate a commercial <br /> cannabis multi-use business park facility potentially inclusive of indoor cultivation, <br /> manufacturing, distribution, and delivery activities with tenant operators to obtain State Licenses <br /> from the California Department of Food and Agriculture,the California Department of Public <br /> Health Manufactured Cannabis Safety Branch, as well as the California Bureau of Cannabis <br /> Control within the Department of Consumer Affairs. <br /> The subject site is located at the above address within the unincorporated area of San Joaquin <br /> County within a Limited Industrial Zone. <br /> Number of Employees (Full Time): Cultivation (10); Distribution (5); Manufacturing (5); <br /> Delivery (5) -25 (Maximum/Shift) [Combined Activities] <br /> Total Maximum Number of Employees on Site: (25) <br /> Product Transport/Deliveries: MLC anticipates product transports approximately 25 times per <br /> week. All transfers of product from the facility to any off-site location shall originate within a <br /> secure Value Transfer Area within the facility perimeter. Further, upon arrival of a shipment of <br /> product to any premises on-site, following admittance to the interior of the site perimeter, the <br /> transport vehicle will be escorted into a Secure Value Transfer Area once the facility gate is <br /> closed and locked. The physical transfer of product shall always take place within the facility <br /> perimeter and out of public view. <br /> Vendors/Customers: MLC will allow limited admittance of vendors, service providers, and <br /> buyers on site, including Lab Testing facilities who will be contracted to take product samples <br /> for compliance with quality control regulations, distributors shipping cannabis materials and <br />
