xi ) Pursuant to Section 422 . 4 of the California Plumbing Code , toilet facilities shall be accessible <br /> to employees at all times , should not be more than 500 feet from where employees are <br /> regularly employed and accessible by not more than one flight of stairs . The plans shall <br /> indicate the location of the toilet facilities and the travel distance from work areas . <br /> xii ) This project will be required to comply with the Model Water Efficient Landscape Ordinance <br /> requirements of the California Code of Regulations , Title 22 , Division 2 , Chapter 2 . 7 <br /> 2 ) DEPARTMENT OF PUBLIC WORKS ( Staff Contact : Alex Chetley , ( 209 ) 468 - 3000 ) <br /> a ) The Traffic Impact Mitigation Fee shall be required for this application . The fee is due and payable <br /> at the time of building permit application . The fee shall be automatically adjusted July 1 of each <br /> year by the Engineering Construction Cost Index as published by the Engineering News Record . <br /> ( Resolution R- 00 - 433 ) <br /> 3 ) MOUNTAIN HOUSE COMMUNITY SERVICES DISTRICT ( Staff Contact : Rochelle Henson , ( 209 ) 831 - <br /> 5666 ) <br /> a ) The application shall enter into a Stormwater Management Agreement with CSD . <br /> b ) If any of the retail space is for a restaurant , the applicant shall comply with the Fats , Oil and <br /> Grease Ordinance ( FOG ) . <br /> c ) All Catch Basins shall include CSD ' s approved filters . No stormwater shall enter MHCSD system <br /> without onsite filtration . <br /> d ) The applicant shall provide the following water meters to the site : <br /> i ) The main meter shall have " low flow" capability to the property . <br /> ii ) The applicant shall provide individual meters to each tenant if leased separately . Each meter <br /> shall be tied to the APN . <br /> iii ) If there are common use areas , like landscaping or fire , the meters shall be tied to the APN . <br /> iv) Each water service point shall have a backflow prevention device meeting MHCSD standard . <br /> e ) The applicant shall provide documentation for water capacity , sewer capacity and water storage <br /> capacity from the master developer . <br /> f ) The applicant shall cut and cap any unused utility line at the property line . <br /> g ) The applicant shall repair and complete any unfinished landscaping in the planter strip along all <br /> frontages to the property . <br /> h ) Any damage done to CSD facilities during construction shall be repaired at the applicant' s <br /> expense to CSD satisfaction . <br /> i ) The Contractor work hours are limited to 7 AM to 6 PM on weekdays . The Contractor shall <br /> I <br /> mplement dust construct and noise control to avoid impact to adjacent homes . <br /> j ) Commercial CC & Rs to be recorded on all commercial properties . All commercial buildings shall <br /> comply with the CC & R requirements . <br /> k) Onsite landscaping shall be consistent with the offsite landscaping and in accordance to the <br /> MHCSD landscape design guidelines . <br /> PA - 2000073 — Conditions of Approval 5 <br />
