(Shaw) will be performing a Phase II limited soil and groundwater sampling on <br /> the proposed CVS/pharmacy site (Store No. 75831) located on 2.52 acres of an irregular-shaped parcel at <br /> the southeast corner of Pacific Avenue and Benjamin Holt Drive, addressed as 6632 Pacific Avenue, in <br /> Stockton, San Joaquin County, California (Subject Property). Shaw will conduct the Phase II soil and <br /> groundwater sampling activities in accordance with the scope of work presented in this workplan. <br /> SHAW'S UNDERSTANDING OF THE PROJECT <br /> Shaw completed a Phase I Environmental Site Assessment (ESA) of the Subject Property. The report <br /> summarizing the findings of the Phase I ESA was submitted on April 13, 2009. <br /> The Subject Property is currently improved with a vacant one-story retail building addressed as 6632 <br /> Pacific Avenue. The Property also formerly included the address of 6618 Pacific Avenue. The vacant <br /> building was last occupied by a Michaels Arts and Crafts store. The report concluded that there was <br /> evidence of current recognized environmental conditions in connection with the Subject Property asc�`"� <br /> listed below: I � gJy°�U� <br /> • The Subject Property appears to have been impacted by an off-site gasoline station and one or <br /> more off-site dry cleaning facilities. There are three groundwater monitoring wells located in the <br /> sidewalk abutting the western portion of the Subject Property. Groundwater monitoring of these <br /> wells have identified gasoline and dry cleaning solvent impact in the groundwater. Based on the <br /> proximity of these wells to the Subject Property, the suspected gasoline and dry cleaning solvent <br /> plumes are considered a recognized environmental condition to the Subject Property. <br /> Groundwater measurements from these three nearby monitoring wells indicate depths of <br /> approximately 34 feet below ground surface (bgs). <br /> Shaw understands that the Subject Property is being investigated for the purposes of redevelopment into a <br /> CVS/pharmacy store and determining the potential soil and groundwater impacts associated with the past <br /> on-site petroleum and solvent use noted above. <br /> 1 <br />
