DESCRIPTION OF PROPOSED DEVELOPMENT <br /> <br />The proposed development will include adding an approximately 1,400 square foot, two- <br />bedroom residence and a septic system in the northern portion of the site. The new septic <br />system will be located to the east of the proposed home and connected to the planned <br />residence. The planned locations of the residence and new septic system are depicted in <br />Figure 2. No additional development is proposed for the property. <br /> <br /> <br />1.3. PARCEL VICINITY LOCATION MAP <br /> <br />San Joaquin County Assessor’s Map Book 242 Page 3 depicts the site parcel (APN 242- <br />030-050) on the northwest portion of the page. The parcel is bordered to the south by <br />Mountain View Road followed by single family residential property (242-030-35); to the <br />east by single family residential property (242-070-45); to the west by single family and <br />multi-family residential property (242-030-04 and 242-030-03); and to the north by <br />Parkside Drive followed by single family residential property (242-030-45). The parcel <br />vicinity map and a satellite overview map are included as Appendix A. <br /> <br /> <br />1.4. SITE MAP <br /> <br />A plan of the specific site features (i.e., structures, drives, wells, septic systems, large <br />trees, pastures, etc.) is illustrated in Figure 2. <br /> <br /> <br />2.0. PRESENT AND PAST USAGE OF SITE <br /> <br />The property has been historically utilized for residential purposes. The current residential <br />dwelling was erected on the property in 1930. Prior to residential development, the <br />property was likely used for light agricultural purposes. The property is situated just <br />outside the southwestern city limits of Tracy, California in San Joaquin County. <br /> <br /> <br />2.1 POTENTIAL SITE PROBLEM ASSESSMENT <br /> <br />Water supply for the property is currently provided by the onsite domestic water well. The <br />well is approximately 100 feet away from the existing septic system. The new septic <br />system proposed in the northern portion of the site will be located over 400 feet away <br />from the onsite well and over 100 feet away from the water well located on the adjacent <br />property to the west (Figure 2). The development of a residence and new septic system <br />will not affect water being supplied to the property. <br /> <br /> <br />
