Soil Suitability and Nitrate Loading Study
DUARTE PROPERTY
11855 Mountain View Road, Tracy, California
1.0. INTRODUCTION AND PROPOSED DEVELOPMENT
AdvancedGeo, Inc. (AGI) has prepared this Soil Suitability and Nitrate Loading Study
(Study) for the property located at 11855 Mountain View Road, Tracy, California (site or
subject property). The purpose of this Study is to determine the potential impact from
nitrate loading and the suitability of the subsurface for an onsite wastewater treatment
system (OWTS) for the proposed addition of a residence, septic system, and the future
use of the property. The study was performed in accordance with the requirements of
Section 9-1105.2(d) of the San Joaquin County Community Development Department.
The scope of work included a soil percolation test, groundwater sampling of the onsite
domestic water well, review of published soil and groundwater information, local septic
use and permit research, and estimated nitrate impact to soil and groundwater at the site.
The site and surrounding area are illustrated in Figure 1. A site plan depicting structures,
the locations of the percolation test hole, the domestic water well, the existing septic
system, and the planned locations of the proposed residence and septic system are
illustrated in Figure 2.
1.1. DESCRIPTION OF SITE
The location of the site, surrounding properties and general setting is illustrated on the
Tracy topographic map (7.5 Minute United States Geological Survey (USGS)
Topographic Series, California). The site is located in the northwestern portion of
Section 32, Township 2 South, Range 5 East, Mount Diablo Base and Meridian
(Figure 1).
The map shows the property located at an elevation of approximately 70 to 75 feet above
mean sea level in an area of low topographic relief. The regional slope of the area is
relatively gentle and dips toward the northwest.
The property is located on the north side of Mountain View Road, approximately 500 feet
east of the intersection of Mountain View Road and Corral Hollow Road, Tracy, California.
The site consists of a 2.01-acre parcel identified as San Joaquin County Assessor Parcel
Number (APN) 242-030-050. The current land use type of the property is single-family
residential. The existing structures on the site include a two-bedroom 932-square foot
house and a domestic water well. An existing septic system is located at the property and
connected to the existing house. The size and construction details of the existing septic
system are unknown and there are no records on file at the San Joaquin County
Environmental Health Department (EHD) for the septic system. The property is provided
potable water from the existing domestic water well located on the site (Figure 2).
