A copy of the Improvement Plan prepared for Public Works shall be submitted to the Planning Division for approval which shows the following: ( 1 ) Trucks and vehicles cannot intrude or block traffic on McKinley at any time. Thus, the front gate shall be recessed a minimum of 20 feet from the property line . If the gate is proposed to be located at the property line, it shall be equipped with an automatic opening mechanism. ( 2 ) All areas of vehicular traffic and parking shall be paved. (3) Gravel shall be allowed in the trailer storage area as long as the storage is long term; otherwise, the area shall be paved. (4) The area where dumpsters are to be stored shall be clearly delineated and screened. (5) Signage detail shall be clearly shown. A wall-mounted sign or a single monument sign shall be allowed. b. A 20-foot-wide landscaped strip adjacent to and measured from the property line along McKinley Avenue and the open area in front of the office facing the street shall be provided. Details of a landscaping and irrigation plan shall be shown on the Improvement Plan. As an alter- native, two copies of a separate landscaping and irriga- tion plan shall be submitted to the Director . In either case, landscape details shall include a key showing size, type, number , and spacing of all proposed plantings. Details of an automatic and timed sprinkler system shall be shown, and all approved landscaping and sprinklers shall be in place prior to issuance of an occupancy per- mit . The landscaped areas shall be planted in the following manner : ( 1 ) In landscaped areas running parallel to streets, trees shall be spaced no further than 25 feet apart . Trees shall be a minimum one-inch caliper and 15-gallon size at the time of planting and shall be double staked.
