A copy of the Improvement Plan prepared for Public Works <br /> shall be submitted to the Planning Division for approval <br /> which shows the following: <br /> ( 1 ) Trucks and vehicles cannot intrude or block traffic on <br /> McKinley at any time. Thus, the front gate shall be <br /> recessed a minimum of 20 feet from the property line . <br /> If the gate is proposed to be located at the property <br /> line, it shall be equipped with an automatic opening <br /> mechanism. <br /> ( 2 ) All areas of vehicular traffic and parking shall be <br /> paved. <br /> (3) Gravel shall be allowed in the trailer storage area as <br /> long as the storage is long term; otherwise, the area <br /> shall be paved. <br /> (4) The area where dumpsters are to be stored shall be <br /> clearly delineated and screened. <br /> (5) Signage detail shall be clearly shown. A wall-mounted <br /> sign or a single monument sign shall be allowed. <br /> b. A 20-foot-wide landscaped strip adjacent to and measured <br /> from the property line along McKinley Avenue and the open <br /> area in front of the office facing the street shall be <br /> provided. Details of a landscaping and irrigation plan <br /> shall be shown on the Improvement Plan. As an alter- <br /> native, two copies of a separate landscaping and irriga- <br /> tion plan shall be submitted to the Director . In either <br /> case, landscape details shall include a key showing size, <br /> type, number , and spacing of all proposed plantings. <br /> Details of an automatic and timed sprinkler system shall <br /> be shown, and all approved landscaping and sprinklers <br /> shall be in place prior to issuance of an occupancy per- <br /> mit . The landscaped areas shall be planted in the <br /> following manner : <br /> ( 1 ) In landscaped areas running parallel to streets, trees <br /> shall be spaced no further than 25 feet apart . Trees <br /> shall be a minimum one-inch caliper and 15-gallon size <br /> at the time of planting and shall be double staked. <br />
