All storage areas shall be screened to be not visible <br /> from adjacent properties and the public road right-of- <br /> way. Screening shall be six to seven feet in height. <br /> Outside storage is not permitted in front yards or in <br /> front of main buildings. <br /> C. Trees shall be planted a minimum of 15 feet on center <br /> along the western and southern boundaries of the parking <br /> area. When planted the trees will be a minimum of 5 <br /> gallon in size. <br /> All new trees shall be drought tolerant and shall be <br /> selected from the San Joaquin County Approved Tree List. <br /> A temporary sprinkler system shall be used for these <br /> drought tolerant plantings for a minimum of one year or <br /> until such plantings are established. <br /> d. All landscaping requirements shall be completed prior to <br /> issuance of a certificate of occupancy for the new <br /> structures. <br /> e. Any nighttime security lighting shall be hooded and <br /> oriented to prevent glare onto adjoining properties and <br /> onto Lower Sacramento Road. The location of any <br /> nighttime security lighting shall be shown on the <br /> Improvement Plan. <br /> f. At such time when the parcel to the south (APN 084-080- <br /> 02) is no longer used for accessory use purposes, this <br /> Site Approval shall lapse and become void. <br /> g. An Improvement Plan, prepared by a registered Civil <br /> Engineer, showing drainage, driveway access details, on- <br /> site parking, existing and proposed utility services, <br /> landscaping and grading, shall be submitted for approval. <br /> Storm drainage/additional run-off shall be retained on- <br /> site, provisions shall be shown on the Improvement Plan. <br /> Pond capacity calculations shall be submitted for <br /> approval.
