CONDITIONS OF APPROVAL <br /> SA-92-13 <br /> GEORGE H. BLANKE <br /> Unless otherwise specified, all Conditions of Approval must be <br /> fulfilled prior to the establishment of the use and the issuance of <br /> any building permits. <br /> This approval will expire 18 months from the date of approval <br /> unless (1) all Conditions of Approval have been complied with, (2) <br /> all necessary building permits have been secured and remain in <br /> force, and (3) all necessary permits from other agencies have been <br /> secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. A minimum five-foot wide planting strip is required <br /> along adjacent streets. The strip shall be <br /> continuous except where crossed by driveways. <br /> b. All parking spaces, driveways, and maneuvering <br /> areas must be paved and permanently maintained with <br /> asphalt or cement. Bumper guards must be provided <br /> where necessary to protect adjacent structures or <br /> properties. (Section 9-3704{a}) <br /> C. All parking stalls and driveways directions must be <br /> delineated. <br /> d. One loading space shall be provided. the loading <br /> space shall be a minimum of 25 feet in length and <br /> 15 feet in width, with a minimum height clearance <br /> of 14 feet. On-site driveways and maneuvering <br /> areas may be used in lieu of one of the loading <br /> spaces as long as maneuvering areas for delivery <br /> vehicles are provided. (Section 9-3705) <br /> e. A trash enclosure shall be provided and designated <br /> on the Improvement Plan. The enclosure shall be <br /> designated on the Improvement Plan. The enclosure <br /> shall be designed to accommodate all trash <br /> receptacles and constructed on three sides with a <br /> solid wall and with a gate on the fourth side. <br /> f. No outdoor storage is permitted. <br /> g. Other than the existing billboard, the only sign <br /> allowed shall be a monument sign. <br />
