CONDITIONS OF APPROVAL <br /> SA-90-31 <br /> Page 5 <br /> not to exceed three feet in height . Trees must be trimmed <br /> the first six feet in height to allow for sight <br /> distance . Concrete . asphalt , and any surface material , <br /> including rocks or bark , shall not contribute to the <br /> landscaping requirement . <br /> M. Protective six-inch concrete curbs or standard concrete <br /> wheel stops are required where planting_ or screening abuts <br /> parking stalls or driveways . <br /> n . Required landscaping and screening , including irrigation <br /> systems , shall be completely installed within 30 days of <br /> completed grading . <br /> o. Details of a landscaping and irrigation plan shall be shown <br /> on the Improvement Plan . The Improvement Plan shall be <br /> submitted for approval by the Planning Director. Landscape <br /> details shall include a key showing size , type , number , and <br /> spacing of all proposed plantings . Details of an automatic <br /> and timed sprinkler system shall be shown . All approved <br /> landscaping and sprinklers shall be in place prior to <br /> issuance of an occupancy permit. Landscaping shall be <br /> permanently maintained by the property owner . <br /> p . A decorative masonry wall is required along the southwest <br /> property line for the entire length of the parking lot . <br /> q . A trash enclosure location shall be designated on the <br /> Improvement Plan . The enclosure shall be designed to <br /> accommodate all trash receptacles and constructed on three <br /> sides with a solid wall and gated on the fourth side . <br /> Ordinance Requirements : <br /> The Ordinance Requirements listed below have been <br /> identified as pertinent to this project . Other Ordinance <br /> Requirements may also apply. Ordinance Requirements are <br /> not appealable . <br /> a . Sound levels generated by the proposed use shall not exceed <br /> 65 db Ldn at the property line . <br /> b. No outdoor storage is permitted. <br />
