The existing pond shall be sized to <br /> contain the additional runoff if necessary, and <br /> calculations shall be submitted for approval . <br /> b. An Irrevocable Offer of Dedication is required along the <br /> easterly side of APN 076-140-31 , 39 & 40 to conform to the <br /> adopted Precise Plan of Lower Sacramento Road , and along <br /> the easterly side of APN 076-140-38 fifty foot wide for a <br /> future frontage road . <br /> C. Frontage improvements along the easterly side of APN 076- <br /> 140-31 , 39 & 40 shall be constructed in conformance with <br /> the adopted Precise Plan of. Lower Sacramento Road ( 110 ' <br /> wide right-of-way) and the frontage road along the easterly <br /> side of APN 076-140-38 shall be constructed in conformance <br /> with the Precise Plan and the standards for a 50 ' wide farm <br /> or estate subdivision <br />
