Gau, Senior Civil Engin <br /> e <br /> Public Services Division <br /> SUBJECT : SA-89-32 Located at a point on a private road, 1000 ' <br /> west of State Route 99, 500 ' north of Loomis Road, south of <br /> Stockton ( 2969 Loomis Road ) . <br /> APPLICANT : John & Margaret Marci APN : 179-110-24 <br /> INFORMATION: <br /> The site is not located within a Federal Flood Insurance <br /> Administration Designated Flood Hazard Area. <br /> Loomis Road has an existing right-of-way width of 40-50 feet, and <br /> a planned right-of-way 'width of 60 feet. <br /> Walters Road (Private ) has an existing right-of-way width of 60 <br /> feet, and a planned right-of-way-width of 60 feet. <br /> RECOMMENDATIONS : <br /> Application shall be denied until dedication of the east 30 ' of <br /> Walters Road along the west frontage of APn 179-110-24 has been <br /> committed. <br /> ORDINANCE REQUIREMENTS IF APPLICATION APPROVED : <br /> 1 . An Improvement Plan, prepared by a registered Civil <br /> Engineer, showing drainage, driveway access details, on-site <br /> parking, and grading, shall be submitted to the Department <br /> of Public Works for approval . <br /> 2 . a. A thirty foot ( 30 ' ) wide roadway dedication is required <br /> on Walters Road along the Frontage of APN 179-110-24 . <br /> b. The frontage improvements for Walters Road shall be <br /> constructed in conformance with the standards for 1/2 of <br /> a sixty (60 ' ) right-of-way commercial street along the <br /> frontage of Apn 179-110-24 . <br />
