AMENDED CONDITIONS OF APPROVAL <br /> SA-89-38 <br /> PAGE 5 <br /> b. A trash enclosure location shall be designated on the <br /> Improvement Plan. The enclosure shall be designed to <br /> accommodate all trash receptacles and constructed on three <br /> sides with a solid wall and gated on the fourth side. <br /> C . Outdoor storage shall be permitted in the area designated on <br /> the Site Plan . The location shall be shown on the <br /> Improvement Plan and enclosed by either a solid wall or a <br /> uniformly painted board fence eight ( 8 ) feet high. <br /> d . All parking and security shall be hooded and directed to <br /> prevent glare onto Loomis Avenue and adjacent properties . <br /> Lighting standards . if proposed , shall he limited to twenty <br /> ( 20) feet in height and shown on the Improvement Plan. <br /> e . One wall or monument sigh shall be permitted . The size and <br /> location of the sign shall be included on the Improvement <br /> Plan and be in accordance with Section 9 3600 o-5: the <br /> Planning Title . <br /> f . A minimum twenty ( 20 ) feet setback shall be observed on the <br /> east and south sides of the property as long as those <br /> adjacent parcels are either zoned residential , developed <br /> residential , or shown of the General Plan for residential <br /> development. <br /> g . The number of parking spaces shown on the Site Plan is <br /> adequate for the number of employees and amount of <br /> development proposed . Each parking space shall not be less <br /> than nine ( 9 ) feet in width and twenty ( 20 ) feet in length. <br /> Aisles shall be a minimum of twenty--four ( 24) feet wide . <br /> Additional employees or development may require an increased <br /> number of parking spaces . Parking calculations and details <br /> shall be shown on the Improvement Plan. <br /> h. The portion of the east property line which is adjacent to a <br /> residential use shall be screened by a solid fence six ( 6) <br /> feet high . In addition , the parking lot on the east side of <br /> the property shall be screened by a minimum five ( 5 ) foot <br /> wide landscaped strip . Any gate on Loomis Avenue shall be <br /> recessed or set back a minimum of ten ( 10 ) feet from the <br /> property line , in accordance with Section 9 -3233(g ) of the <br /> Planning Title . All screening, fencing, and gating details <br /> shall be shown on the Improvement Plan . <br />
