CONDITIONS OF APPROVAL <br /> DP-91-42 <br /> J. W. DUNCAN <br /> 1. PUBLIC WORKS DEPARTMENT <br /> a. An Improvement Plan, prepared by a Registered Civil <br /> Engineer, showing drainage, driveway access details, <br /> on-site parking, existing and proposed utility services <br /> and grading, shall be submitted to the Department of <br /> Public Works for approval. <br /> b. The Traffic Impact Mitigation Fee will be required for <br /> this development. The fee is due and payable at the <br /> time of building permit application. (The fee is <br /> $2 , 614 . 00 per 1, 000 gross square foot of building as <br /> "Office" in the Lodi area. The fee shall be <br /> automatically adjusted annually by the Engineering <br /> Construction Cost Index as published by the Engineering <br /> News Record. ) <br /> C. Proof of legal use for the private storm drain line <br /> shall be provided. <br /> d. A "Will Serve" letter from the Woodbridge Sanitary <br /> District shall be required for the additional effluent. <br /> 2 . PUBLIC HEALTH SERVICES <br /> a. Connection to a public sewer system is required. <br /> b. Connection to an approved public water supply system is <br /> required. <br /> 3 . BUILDING DIVISION <br /> a. The following Uniform Building Code and San Joaquin <br /> Ordinance requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal <br /> to the Building Inspection Division: <br /> 1. Exterior walls less than 20 ' from a property line <br /> or the assumed property line between the building <br /> shall be of one-hour, fire-resistive construction. <br /> 2 . The proposed building shall be provided with an <br /> automatic fire sprinkler system or divided into <br /> areas less than 6, 000 square feet by area <br /> separation walls. <br /> 3 . Provide restrooms conforming with all disabled <br /> access requirements (C.C.R. , Title 24 . ) <br />
