FINDINGS FOR DEVIATION NO. DV-92-3 <br /> A. The granting of the Deviation will not be materially <br /> detrimental to other properties or land uses in the area: <br /> This finding can be made because sufficient area in the front <br /> yard exists for adequate site distance and trees in the yard <br /> reduce the visual impact. <br /> B. There are exceptional or extraordinary circumstances or <br /> conditions applicable to the property or to the intended uses <br /> that do not apply to other properties in the same zoning <br /> district in the vicinity: <br /> This finding can be made because, unlike other homes in the <br /> vicinity, this home has several mature trees in the front yard <br /> which will buffer the visual impact of development. <br /> C. The strict application of the regulation deprives the property <br /> of privileges enjoyed by other properties in the vicinity: <br /> This finding can be made because other properties in the <br /> vicinity are larger and can accommodate remodeling. <br /> D. The granting of the deviation is consistent with the General <br /> Plan: <br /> This finding can be made because the dwelling density will not <br /> be increased. <br />
