PROJECT INFORMATION: <br /> A. LOCATION: <br /> The 30-acre site is located on the east side of State Route 99 , <br /> approximately 3 , 000 feet south of Hammer Lane , northeast of <br /> Stockton. <br /> The Assessor Parcel Number is 087-040-13 . <br /> B. DESCRIPTION: <br /> Geraldine Cole , et al , has submitted applications for : <br /> 1 . ' A General Plan Map Amendment from Agriculture to Medium <br /> Density Residential , and <br /> 2 . A Zone Reclassification from GA-40 to R-2 . <br /> Medium Density Residential allows residential densities within <br /> the range of 6 to 15 units per acre , 180 to 450 units for the <br /> 30-acre site. <br /> The R-2 zone has a minimum parcel size of 5 , 000 square feet . <br /> Under the site ' s existing General Plan and Zoning designations, <br /> only one residence could be built . The parcel could not be <br /> subdivided. <br /> C. SCOPE OF INITIAL STUDY: <br /> GP-86-22 and ZR-87-42 state that the applicant ' s ultimate pro- <br /> ject is a 200-unit mobilehome park. The density would be 6 . 7 <br /> units per acre, near the low end of the density range allowable <br /> with Medium Density Residential . <br /> Because the applicant has identified a specific development <br /> project , the 6 . 7-unit-per-acre density is used in the environ- <br /> mental assessment . Any change in the type of development or <br /> number of units proposed will require the preparation of a <br /> revised Initial Study. <br /> II .
