Remedial Action Work Plan Addendum
LODITHEATER
107 North School Street, Lodi, California
1.0. INTRODUCTION
At the request of Mr. Edward Barkett of Lodi City Center 12, LLC,Advanced GeoEnvironmental,
Inc. (AGE) has prepared this Remedial Action Work Plan Addendum for the abandonment of five
soil vapor extraction wells and three air-sparing wells and the addition of Oxygen Release
Compound(ORC®)to three remediation wells and four ground water monitoring wells at 107 North
School Street, Lodi, California.
Background information, previous site investigation activities and remediation progress have been
described in previous quarterly reports prepared by AGE. The site and the surrounding area are
illustrated in Figure 1. Structures, well and boring locations are illustrated on Figure 2.
2.0. SCOPE OF WORK
Active soil and ground water remediation has been ongoing at the site for approximately ten months.
An aggressive, soil vapor extraction/in-situ air sparging (SVE/IAS) system was installed and has
significantly reduced vapor-phase and dissolved hydrocarbon concentrations in soil and ground
water.
The property is presently being developed as a multi-screen movie theater with surrounding retail
space. As a result of the development, continued operation of the SVE/IAS will not be feasible.
Therefore, to accommodate the re-development of the site, a less physically intrusive remediation
approach is now desired.AGE is proposing to abandon several remediation wells and emplace ORC®
time-release socks in several remediation and monitoring wells.
Prior to abandonment,ORC®slurry may be injected into each well. The wells will then be pressure-
grouted with cement, as per San Joaquin County Public Health Services - Environmental Health
Division(PHS-EHD)requirements.The ORC®will be introduced to increase biological activity and
enhance natural attenuation of impacted soil in the areas of each abandoned well. The emplacement
of the ORC® time-release socks will provide oxygen to the ground water to enhance natural
attenuation. Furthermore,the time-release socks should provide a"remediation curtain"to address
migrating dissolved hydrocarbons.
Remediation wells located within the interior of the property will be abandoned; this includes
remediation wells VW-1, VW-4, VW-5, VW-7, VW-6, SW-2, SW-3 and SW-9. The time-release
socks will be emplaced in remediation wells SW-4, SW-6 and SW-8 as well as monitoring wells
MW-2, MW-4, MW-6 and MW-7. The remaining remediation wells, SW-1, SW-5, SW-7, VW-2
and VW-3,will remain in place for future ORC®additions and/or remediation monitoring purposes.
Advanced GeoEnvironmental,Inc.
