i A
No Further Action Request (NFAR)
MASONITE (formerly PREM DOR)
433 West Scotts Avenue, Stockton, California
1.0. INTRODUCTION
At the request of Mr. Tom Crawshaw of Masonite International Inc.,Advanced GeoEnvironmental,
Inc. (AGE)has prepared this No Further Action Request(NFAR)summarizing all investigation and
field activities conducted at 433 West Scotts Avenue, Stockton, California (site). Based on the
results of subsurface investigations and soil excavation in the former underground storage tank
(UST) area at the site, it is AGE's opinion that no further investigative or corrective action be
required for this facility. The site setting is illustrated on Figure 1; the former underground storage
tank area, site buildings, soil boring locations, and existing monitoring well locations are depicted
on Figure 2.
This NFAR has been prepared in accordance with the California Regional Water Quality Control
Board(RWQCB) -Central Valley Region guidelines (Tri-Regional Board Staff Recommendations
For Preliminary Investigations and Evaluation of Underground Tank Sites) for No Further Action
Requests (Appendix A).
2.0. BACKGROUND
The Masonite site is located near the northeast corner of Scotts Avenue and South Lincoln Street
(Figure 1);the site is further located in the southeast quarter of Section 8,Township 1 North,Range
6 East, Mount Diablo Base and Meridian (Stockton West Quadrangle, 7.5-Minute USGS
Topographic Series, 1968,photo revised 1987),in a topographically flat area at an elevation between
5 and 10 feet above mean sea level. The San Joaquin County Tax Assessor's Office lists the site's
boundaries as Parcel 11 on Map 40 in Book 147 (APN 147-040-11).Based on information obtained
from the San Joaquin County Assessor's office, the Stockton Door Company(i.e. Masonite)is the
listed title fee owner.
It is AGE's understanding that prior to 2000, the site operated as the Stockton Door Company;
between 2000 and 2002, the site operated as Prem Dor Inc. Since 2002 The site has operated as
Masonite International Corporation(Masonite). It is also AGE's understanding that circa 2000,Prem
Dor Inc. acquired the Stockton Door Company. Thereafter, Prem Dor, Inc. changed its name to
Masonite in January 2002.
The site has been utilized for manufacturing doors and door components for at least 30 years;AGE
has no knowledge of site history prior to 1980. While operating as a door manufacturer, the site
previously utilized one 1,000 gallon gasoline(UST 1), one 500 gallon gasoline(UST 2), one 1,000
gallon diesel(UST 3),and one 2,000 gallon diesel(UST 4)USTs which were removed from the site
in 1986 (USTs 1, 2 and 4) or abandoned in-place in 1976 (UST 3). Additionally, two 500 gallon
gasoline USTs (USTs 5 and 6)were removed from the site in 2002 (Figure 2).
Advanced GeoEnvironmental,Inc.
