CONDITIONS OF APPROVAL <br /> LA-92-0099 <br /> Canandaigua California Acquisition Corp. <br /> Unless otherwise specified, all Ordinance Requirements shall be <br /> complied with prior to the recordation of the Notice of Lot Line <br /> Adjustment. <br /> 1. DEVELOPMENT SERVICES DIVISION <br /> a. A "Notice of Lot Line Adjustment" shall be recorded prior <br /> to conveyance of property through deeds by the owner. <br /> Legal descriptions of the lands to be exchanged shall be <br /> submitted to the Surveyor's Division for review and <br /> forwarding to the Community Development Department. The <br /> descriptions shall be stamped and signed by a Registered <br /> Civil Engineer or a Licensed Land Surveyor. <br /> 2 . DEPARTMENT OF PUBLIC WORKS <br /> a. A Recorded Deed is allowed, but if points or lines are <br /> set, a Record of Survey is required. (New legal <br /> description shall be submitted to Surveyor' s Office for <br /> review. ) (Development title Section 9-872 .4) <br /> b. New description must reflect correct distance with <br /> qualifiers to avoid overlap or gap. <br /> C. The owner shall execute an Irrevocable Offer to Dedicate <br /> for eighty foot (80 ' ) wide right-of-way in conformance to <br /> the adopted Specific Plan for Turner Road across APN 049- <br /> 080-27 . (A $225. 00 fee currently is required for <br /> processing per Development Title Table 9-240.2 in <br /> addition to a copy of. the Grant Deed and a legal <br /> description of the parcel to be offered for dedication. ) <br /> (Development Title Section 9-1150.5) <br /> d. A turn-around shall be constructed plus additional right- <br /> of-way shall be dedicated on Guild Avenue at the future <br /> extension of Turner Road. (Resolution R-91-870) <br /> 3 . PUBLIC HEALTH SERVICES <br /> a. The well must be repaired under permit and inspection by <br /> the Environmental Health Division (San Joaquin County <br /> Ordinance 1862 , Section 5-4100) as follows: <br /> (1) The well discharge pipe must be plumbed over the <br /> top of the standpipe and have twice the diameter of <br /> the discharge pipe air gap from top of the stand <br /> pipe, or install San Joaquin County approved <br /> backflow valves. <br /> (2) Install sanitary seal. <br />
