Should the number of individuals or nonresidents exceeds <br /> 24 for at least 60 days per year, or the number of service <br /> connections exceeds four, a yearly permit to operate a <br /> public water system under the provisions of Title 22 , CAC, <br /> will be required by the Health District . <br /> 4 . DEPARTMENT OF PUBLIC WORKS : <br /> Ordinance Requirements: <br /> a. An Improvement Plan, prepared by a Registered Civil <br /> Engineer, showing drainage, driveway access details, on- <br /> site parking, and grading shall be submitted to the <br /> Department of Public Works for approval . <br /> b. The frontage improvements for Harlan Road shall be <br /> constructed in conformance with the typical section shown <br /> on Exhibit "A" (attached to comment letter dated July 20, <br /> 1988 ; see file) . The construction of the frontage improve- <br /> ments may be deferred at the option of the Department of <br /> Public Works, in which event the owner shall execute a <br /> Deferred Frontage Improvement Agreement prior to approval <br /> of the Improvement Plan and issuance of a Building Permit . <br /> A $250. 00 fee is required for processing per Ordinance No. <br /> 3337 . <br /> c. An Encroachment Permit shall be required for work within <br /> the road right-of-way. <br /> Condition of Approval : <br /> d. Public water and sewer service shall be provided when ser- <br /> vices become available, as defined by adopted standards . <br /> 5 . PLANNING DIVISION: <br /> Ordinance Requirements : <br /> a. Site development shall conform to the flood prevention <br /> regulations of the Planning Title, Division 10, Chapter 5 . <br /> Conditions of Approval : <br /> b. The applicant shall include a landscaping plan on the Improve- <br /> ment Plans. The landscaping shall include a minimum 10-foot- <br /> wide landscaping strip along the frontage of Harlan Road and <br /> a vegetative hedge between the employee parking lot and the <br /> residences west of the project area. Landscaping details <br /> are subject to approval by the Planning Director . <br />
