The following Uniform Building Code and San Joaquin <br /> Ordinance requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal to <br /> the Building Inspection Division: <br /> a . The proposed building shall divided into areas less <br /> than 6 , 000 square feet by area separation walls. <br /> b. The existing structure exceeds the allowable floor area <br /> permitted by the Uniform Building Code for an B2 <br /> occupancy. <br /> 2. A grading plan shall be submitted and approved and a <br /> grading permit issued by the Building Inspection Division <br /> prior to performing any excavation or filling of earth <br /> material : <br /> a . A grading plan shall contain the information listed in <br /> the U.B.C. , Appendix , Chapter 70 , Section 7006 (d ) . <br /> b. The grading plan shall include complete drainage <br /> details and elevations of the adjacent parcels. <br /> Retaining wall details shall be submitted where <br /> applicable. <br />
