Stan Ward
SCHOOL & OAK LLC
200 South School Street
Lodi, California 95240
Subject: Limited Subsurface Investigation Report
SCHOOL & OAK, LLC PROPERTY
200 South School Street, Lodi, California
Dear Mr. Ward:
At your request, Advanced GeoEnvironmental, Inc. (AGE) has prepared the enclosed Limited
Subsurface Investigation Report for the property located at 200 South School Street, Lodi,
California. The work was performed as part of a due diligence effort to investigate areas of potential
environmental concern at the site, identified through a Phase I investigation of the property.
The California Regional Water Quality Control Board (CRWQCB) requirements for the
investigation of underground storage tank(UST) sites was used as guidelines for the investigation.
INTRODUCTION/BACKGROUND
The purpose of the investigation was to evaluate soil for the presence of suspected contaminants in
the areas of identified potential concern associated with a former gasoline service station that
operated at the subject property from approximately 1926 until 1959. The potential concerns
included releases of petroleum hydrocarbons associated with the former operation of USTs,
dispensers and/or other service station-related facilities at the site. The scope of work included
advancement of three probe borings to collect soil samples for laboratory analysis.
The site was located in a commercial area of downtown Lodi, San Joaquin County,at the southeast
corner of South School Street and West Walnut Street;the property was occupied by a single,two-
story commercial office building. Land use surrounding the site was generally commercial.
Figure 1 shows the setting of the site (7.5 Minute United States Geological Survey (USGS)
Topographic Series, Lodi North, California, 1970 photo revised from 1968) at an elevation of
approximately 49 feet above mean sea level (MSL) and in an area of low topographic relief.
