SECOND UNIT DWELLING STANDARDS & CHECK LIST <br /> ;S�CUN�RJNrC�W�WM(�S�ANgA�I?� .:: .... <br /> • Size of Unit. The second unit dwelling shall conform to the following requirements: <br /> Except as provided below,the second unit dwelling shall not exceed one thousand (1000)square feet <br /> of living area; <br /> In areas zoned AG,AL, or AU, the second unit dwelling may exceed one thousand (1000) square feet <br /> of living area provided the existing dwelling is used as the second unit dwelling. <br /> • Setbacks. The second unit dwelling shall comply with all yard requirer :mts for a main structure in the zone but <br /> may not extend into the front yard area beyond the single-family dwelling. <br /> • Off-Street Parking. One (1) off-street parking space shall be provided unless it can be demonstrated that the <br /> occupant of the second unit dwelling is incapable of operating a motor vehicle. <br /> • Co T-iuoa Df;vervay. The second unit dwelling shall be similar to or compatible with,the existing single family <br /> dwelling. <br /> • Conversion or Removal. The following requirements shall apply to the conversion or removal of the second <br /> unit dwelling: <br /> The second unit dwelling shall be erected, constructed, or installed so as to allow for its feasible <br /> removal or conversion to a nonresidential, accessory use; <br /> Within three (3) months after the second unit dwelling is vacated, the unit shall be either removed from <br /> the premises, converted to a permitted, nonresidential, accessory use, or converted to be part of the <br /> existing single-family residence. <br /> • Public Sewer and Water. In urban centers, both the proposed second unit dwelling and the existing single <br /> family dwelling must be connected to a public sewage disposal system and to a public water system. <br /> • Other Codes. The second unit dwelling shall conform with all the requirements of the Environmental Division, <br /> the County Local Health District and any other agency that are applicable to residential units in the zone in which <br /> the property is located. <br /> • Mobilehomes. If the Second Unit Dwelling is proposed to be a mobilehome see"Mobilehome installation and <br /> Occupancy Requirements'for additional standards <br /> • <br /> Time Limits. If the Second Unit Dwelling is a mobilehome the permit is valid for only three years. Continued <br /> use will require a new permit. <br /> SIiE PLAN CHECKLIST <br /> • North Arrow, Date and Scale: Use an engineer's scale (i.e., 1'to 10', 1to 30', etc.). The direction of"north" <br /> should be pointing towards the top of the page. <br /> • Streets and Easements: Location and names of all streets and easements bordering on the property with <br /> access details. <br /> • Property Lines: All property lines or boundary lines of the parcel with dimensions. <br /> • Structures and the Second Unit Dwelling: All existing structures including covered areas such as patios, <br /> driveways and walks located on the property and the location of the proposed Second Unit Dwelling with <br /> dimensions, square footage and distances from other structures and property lines. The use and number of <br /> floors should be labeled on each structure. <br /> • Parking and Driveways: The location, dimensions and surface material of all existing and proposed parking and <br /> driveways. <br /> • Water Wells: The location of existing and proposed water wells on-site and any off-site wells within 150' of the <br /> proposed mobilehome. Wells must be meet the following setbacks: <br /> 5'from structures; <br /> 50'from septic tanks; <br /> 100'from leach lines; <br /> 150'from sumps or seepage pits; and <br /> 10'from property lines. <br /> • Sewers and Septic Tanks: The location of the mobilehome sewer outlet, public sewer hook-up, or existing and <br /> proposed sewage disposal systems and any off-site sewage disposal systems within 150' of the property. <br /> Septic tanks must meet the following setbacks: <br /> 5'from property lines, structures,m driveways and swimming pools; <br /> 50'from water wells. <br /> Leach lines must meet the following setbacks: <br /> 10'from structures, driveways and swimming pools; <br /> 100'from wells, streams and waterways. <br /> 5'to 75'from property lines depending on zoning or the location of septic systems on adjoining <br /> properties (this requirement also applies to seepage pits). <br />
