CONDITIONS OF APPROVAL SA-88- 11 TONY & JOE ROCHA Unless otherwise specified , all conditions of approval shall be complied with prior to the issuance of any building permits . DEPARTMENT OF PUBLIC WORKS 1 . An Improvement Plan , prepared by a Civil Engineer , showing drainage , driveway access details , on-site parking , and grading shall be submitted to the Department of Public Works for approval . 2 . An Encroachment Permit shall be required for work within the road right-of-way . LOCAL HEALTH DISTRICT 1 . Construction of an individual sewage disposal system under a Sanitation Permit and inspection by the Local Health District shall be completed prior to occupancy. PLANNING DIVISION 1 . An Imporvement Plan shall be submitted for approval to the Planning Division that shows the following : a . Twenty-five ( 25 ) parking spaces shall be provided . b . A ter. ( 10 ) foot-wide landscaped planter with an automatic sprinkler system shall be provided along the frontage of Ideal Parkway . The landscaped strip shall include trees , 1 inch caliper and 15 gallons in size , to be planted every 25 feet along the length of the planter . Shrubs of at least one gallon in size shall be planted a minimum of 10 feet on center . Ground cover/ lawn shall be utilized in the septic area . C . The landscaping and irrigation system shall be in place prior to issuance of the certificate of occupancy . e . The chain link fencing in the 30 foot front yard setback area shall remain. open (no slats ) . NOTE : Payment of school fees may be required prior to issuance of building permits . Contact the Manteca Unified School District for specific fee requirements . NOTE : Any modification. of the above conditions or approved plan shall only be by a "Revision of Approval" application or by the filing of a new application. .
