CONDITIONS OF APPROVAL <br /> SA-88- 11 <br /> TONY & JOE ROCHA <br /> Unless otherwise specified , all conditions of approval shall be <br /> complied with prior to the issuance of any building permits . <br /> DEPARTMENT OF PUBLIC WORKS <br /> 1 . An Improvement Plan , prepared by a Civil Engineer , showing <br /> drainage , driveway access details , on-site parking , and <br /> grading shall be submitted to the Department of Public Works <br /> for approval . <br /> 2 . An Encroachment Permit shall be required for work within the <br /> road right-of-way . <br /> LOCAL HEALTH DISTRICT <br /> 1 . Construction of an individual sewage disposal system under a <br /> Sanitation Permit and inspection by the Local Health <br /> District shall be completed prior to occupancy. <br /> PLANNING DIVISION <br /> 1 . An Imporvement Plan shall be submitted for approval to the <br /> Planning Division that shows the following : <br /> a . Twenty-five ( 25 ) parking spaces shall be provided . <br /> b . A ter. ( 10 ) foot-wide landscaped planter with an <br /> automatic sprinkler system shall be provided along the <br /> frontage of Ideal Parkway . The landscaped strip shall <br /> include trees , 1 inch caliper and 15 gallons in size , <br /> to be planted every 25 feet along the length of the <br /> planter . Shrubs of at least one gallon in size shall <br /> be planted a minimum of 10 feet on center . Ground <br /> cover/ lawn shall be utilized in the septic area . <br /> C . The landscaping and irrigation system shall be in place <br /> prior to issuance of the certificate of occupancy . <br /> e . The chain link fencing in the 30 foot front yard <br /> setback area shall remain. open (no slats ) . <br /> NOTE : Payment of school fees may be required prior to <br /> issuance of building permits . Contact the Manteca <br /> Unified School District for specific fee requirements . <br /> NOTE : Any modification. of the above conditions or <br /> approved plan shall only be by a "Revision of <br /> Approval" application or by the filing of a new <br /> application. . <br />
